DELTA TWP. — Travelers on Lansing's west side will have a new option to grab a snack or essentials while fueling up when a combination restaurant/store and gas station opens in 2024.

The 8,500-square-foot facility — which will include a full-service Dunkin' Donuts with two drive-thru lanes, a Tailgaters convenience store and a Sunoco gas station — is planned for 5 acres at the intersection of Lansing and Creyts roads, and Empire Way, with entrances off Creyts Road and Empire Way.

The land is located "approximately ⅓ mile from the Interstate 96 freeway interchange and several drive-thru restaurants on Lansing Road," according to township documents.

Delta Township's Board of Trustees approved a special land use permit for the development earlier this month.

"I frequent another Tailgaters location and it's always very well run, very nice employees and I always get great service and I'm pleased that we're going to get one here in the township as well," Trustee Beth Bowen said after the board's Dec. 4 vote to approve the permit.

There is a purchase agreement for the land in place, said Jeff Haddad, one of the proposed development's owners. They already own and operate three other similar developments near DeWitt, Holt and Okemos, he said.

The proposed Sunoco gas station will have "18 fueling positions," Haddad said, and the Tailgaters store will carry "everything you need for a tailgate, including beer, wine, packaged liquor and snacks."

The Dunkin' Donuts, in addition to drive-thru service, will offer seating for about 40 people, he said.

The development is expected to employ about 50 people, Haddad said. The total cost of the project isn't clear yet, he said.

Haddad said his team has been looking at property in the township for "the last few months." Construction on the property is expected to start this spring and could finish in time for a November opening.

"It has been very nice working with Delta Township on this project," Haddad said in an email. "Both the planning department and the township board have been helpful and supportive of the development. This has been a perfect example of how business and government can work together to build a stronger community."

Haddad said owners of the proposed development have an interest in constructing more Dunkin' Donuts/Sunoco/Tailgaters locations in the Lansing area. He declined to say which communities they are interested in.
