Envisioning Greater: 8 opportunities for business growth and expansion in Fond du Lac

Business and industrial parks in the greater Fond du Lac area offer a wealth of opportunity for any business venture.

When a business is looking to expand, relocate or open in Fond du Lac County, Envision Greater Fond du Lac can assist with determining the best park. These parks allow for new construction, as well as reuse of existing structures. Envision can assist with land acquisition and development, too.

Three of the eight parks are owned and situated in the City of Fond du Lac: Fond du Lac West Industrial Park, Southwest Industrial Park and Fox Ridge Business Park.

Additional parks are Aeronautical Industrial Park, Campbellsport Business Park, Northgate Business Park, Ripon Industrial and Business Park, and Waupun Industrial Park.

The Aeronautical Industrial Park is near the Fond du Lac County Skyport. It has access to Interstate 41 and highways 23 and 151. There is also access to a 6,000-foot runway. This park has a unique feature — it is Gold Shovel Development Ready. This means when a developer is ready to go, the site is shovel ready. There are currently 11 open plots and two occupied by Wausau Equipment.

The Campbellsport Business Park is on Highway W, central to activities in Campbellsport. This park is in a tax-increment finance district. The park is already home to Fond du Lac County Highway Department and Swenson Tool & Die.

Fox Ridge Business Park has access to Interstate 41 and highways 175 and 151. Sites are sized for small or large projects; there are several lots available (2.3 acres and up). A unique feature of this park is a virtual building; a builder has designed a facility and can begin building soon after contract. This park is home to Atlas Molded Products, Chicago Tube & Iron and Con-Way Freight.

Northgate Business Park houses SSM Health Clinic, Aurora Clinic, F. Ziegler Enterprises, Johnstone Supply, Side X Side Construction and BCI Burke (currently under construction). This park has access to Interstate 41. It offers flexible incentives that are increased as the amount of capital investment increases.

The Ripon Industrial and Business Park has access to highways 44, 49 and 23, and is close to Interstate 41. Rail access is provided by Wisconsin Southern Railroad. This park is home to Alliance Laundry Systems and MSI Express.

Southwest Industrial Park is also in TIF district. Fifteen businesses call this park home, with two open lots. This park has access to Interstate 41 and Highway 151.

The Waupun Industrial Park has both buildings and lots available. Lot sizes range from 1.12 to 78.1 acres. There is access to highways 26 and 151. Tenneco, Horizon Construction, and Rust-Oleum are all in this park.

The final park is the West Industrial Park. This park has access to Interstate 41 and State 23, and is home to Alliance Manufacturing, Brooke Industries, Menards, Midstate Supply and Werner Electric. There is limited availability for new businesses in this park.
