Falls riverfront warehouse project with potential of 500 new jobs wins final approval

A vacant stretch of Pennsylvania Avenue in Falls will soon be transformed into a massive warehouse, a project developers say has the potential to create hundreds of new jobs.

Developers had to overcome floodplain concerns, and Falls supervisors were initially split on the project. A majority of supervisors ultimately approved the plan at its meeting Monday.

New warehouse, jobs coming to Pennsylvania Avenue in Falls

LPC Morrisville's new 973,200-sq. ft. warehouse is to be built at 2300 South Pennsylvania Ave. near Tyburn Road, and ground breaking should occur later this year. A tenant has not yet been determined, but developers said this project has the potential to create 500 new jobs.

Developers said the warehouse, once complete, would also generate $963,000 in real estate taxes to Pennsbury School District, $41,000 in municipal taxes and $33,000 in annual local services taxes.

LPC Morrisville said moving the floodplain line is a post-construction issue being addressed with the Federal Emergency Management Agency. LPC Morrisville counsel said it would soon file a floodplain permit with the township.

Plans call for widening of Pennsylvania Avenue, establishing truck route

The plans call for the widening South Pennsylvania Avenue to help accommodate the additional traffic.

The warehouse would have separate truck and passenger vehicle access routes.

The truck route will be Route 13 to Tyburn Road to South Pennsylvania Avenue. Trucks exiting the site would be directed to turn left and head south along South Pennsylvania Avenue.

Passenger vehicles would be able to access the site from both the South Pennsylvania Avenue and East Post Road driveways.

This project by LPC Morrisville is only the latest warehouse project to come to Falls and Bucks County.

Several projects are currently underway at the massive Keystone Trade Center, the former site of US Steel.
