Final home appraisal values are in. What happened to Tarrant County property values?

In March, Tarrant Appraisal District Chief Appraiser Jeff Law estimated property values rose by 20% for Tarrant County homeowners.

The official numbers show the value increases weren’t quite that steep.

The values — as mailed out by TAD in April — reflected a 14.6% for residential accounts. But homeowners had the chance to protest their home values, which resulted in an overall value dip of 0.9% after hearings before the Appraisal Review Board were completed.

That’s a bit lower than the surge in the median home price during the same time period. Throughout 2021 — the time period reflected in your 2022 appraisal — the median home price in Tarrant County jumped 22% from $270,000 to $330,000, according to the Greater Fort Worth Association of Realtors.

The certified appraisal roll came out to $258.5 billion, an increase of about 13% from July 2021.

Appraisals are just the first step in the taxing process.

Once properties are appraised, taxing entities like school districts and local governments set the tax rates based on the amount of taxable property in the community.
