First large scale mixed-use development coming to Montgomery County

Marcelina, a mixed-use development and first of its kind in Montgomery County, is set to bring a slew of new businesses, shops, eateries, residential units and school buildings to Montgomery County, establishing a lifestyle community, developer Rossview Farms LLC announced this week.

Marcelina will be the first mixed-used development outside Clarksville's city limits in Montgomery County, offering office, retail, the construction of schools, nonprofits, residential and entertainment in one community.

Marcelina will sit on Rossview Road five miles from where the LG Chem cathode manufacturing plant site will be and approximately two miles from the Hankook Tire facility.

Phase 1 is currently under construction and is set to be completed in Spring 2024. Phase 1 covers the first installment of the development's Mainstreet District which includes:

  • 98,900 square feet of retail, restaurant, and entertainment space

  • 28,000 square feet of office space

  • 38,760 square feet for educational facilities

  • 156 units of single-family, town homes and multi-family residences

Phase 1 includes portions of a new campus for Clarksville Christian School. The masterplan for Marcelina features the Montgomery County School Systems' Kirkwood Middle School, which opened in August and Kirkwood High School which will open in August 2023.

The master plan also includes multiple sites for high-density, multi-family residential, single-family residential and a nature center and recreational area adjacent to the Red River. Other amenities will include pedestrian sidewalks, bike trails, a town square and a village green.

Rossview Farms LLC is affiliated with Moore Construction, a family-owned company that has been in business in Montgomery County since 1965.

“Marcelina is a development that will create jobs and commerce while also serving as a place where education and learning can thrive,” Rossview Farms LLC Principal Ronnie Moore said. “We are building a community that is answering the commercial needs of Montgomery County, while also creating a place where families can spend less time in traffic more time doing the things they care about the most.”
