Flemington OKs redevelopment plan for vacant Agway property. Here's what's coming

FLEMINGTON – The northern gateway to the Hunterdon County seat will get a new look after the borough Planning Board approved a proposal to build 100 apartments on the former Global Agway site.

Four months after beginning hearings on the plan, the board unanimously approved on Tuesday Captiva Main Street's proposal to construct the apartments in two buildings on the long-vacant site at the intersection of North Main Street and Walter Foran Boulevard.

Of the 100 apartments, 15 will be affordable units.

One building will have 61 apartments – 23 one-bedroom, 36 two-bedroom and two three-bedroom units. The other building will have 39 apartments – 13 one-bedroom and 25 two-bedroom units and one three-bedroom unit.

The 61-unit building will have three stories of apartments over one story of parking. The other building will have two stories of apartments over one story of parking.

The buildings will contain amenity spaces including gyms, all-purpose rooms and outdoor patios.

The borough's ordinance calls for 193 parking spaces, but the plan proposes a total of 174 parking spaces in the garages. However, Captiva proposes that 21 spaces will be electric vehicle charging spaces.

Because the ordinance offers a 2-to-1 bonus for electric vehicle spaces, the plan meets the 193-space requirement.

Flemington has been looking to redevelop the site for years.

In 2016, the Borough Council sent the Planning Board a preliminary redevelopment plan for the 5.6-acre site at Walter Foran Boulevard, which leads directly to Route 31.

The planning board approval came a week after Hoboken Brownstone Co. closed on the Liberty Village property at the other end of the borough, Mayor Betsy Driver said at Monday's borough council meeting.

The preliminary plans for that project call for 140 market-rate and 55 affordable townhomes, and 180 apartments.

The market-rate townhomes would be targeted for the middle of the market with a price from $350,000 to $450,000.

The townhomes, to be constructed where the stores were, would be built in the project's first phase. The apartments, planned for the parking lot near Route 12, would be built in the second phase.
