A fly-fishing dream for $9M: CA ranch borders miles of river with Mount Shasta views

Majestic Mount Shasta rises as a backdrop to a stunning 1,555-acre Northern California ranch for sale along the banks of the Fall and Tule rivers.

Listed at $8.95 million, Island Ranch is almost entirely surrounded by water: three miles of frontage on Fall River and four miles along the Tule and Little Tule rivers.

Island Ranch is actually a large peninsula, not a true island. Those seven miles of water touch all but the north boundary of the Shasta County property. Boating, hunting, fishing and farming opportunities are plentiful on the land, with the 14,000-foot Mount Shasta rising in the near distance.

A floating dock on the Fall River is less than 150 feet from the front door of the main house. The home spans 1,800 square feet with three bedrooms and two bathrooms. It has a living room, spacious kitchen with high-end appliances, a dining room and a full basement. Sunsets can be seen across the river from the home’s westward view.

The boathouse is unique. The structure sits directly adjacent to and over the water —one of only three of its kind on the Fall River, according to the listing. The living space is generous — 1,919 square feet — and temperature-controlled. There’s also a 240-square-foot screened porch.

The boathouse also has three bedrooms and three full baths with a kitchen and living/dining room. There are two enclosed boat slips and a utility room at water level. The building is heated with propane and has air conditioning.

The property also contains an enormous historic wood structure — 18,000 square feet. The owner and tenants use the barn for hay, equipment and storage for their “toys,” although it can be converted into numerous uses, according to Hall and Hall.

The Fall River is the largest of California and the nation’s spring creeks, replenished by aquifers from the snow of Mount Shasta.

The Fall River is known for exceptional fly fishing, according to McDavid, director and real estate partner for Hall and Hall. The river primarily offers rainbow and brown trout, although brook trout and whitefish have been caught.

The ranch has abundant hunting opportunities in addition to fishing. Wildlife among its lush, seasonal meadows include ducks, geese, swans, pelicans, eagles, osprey, owls and peregrine falcons. Sage grouse, pheasant, dove, and quail can also be found, along with deer, bear and pronghorn antelope.
