Office vacancy remains high in downtown Hartford despite a small uptick in leases in June. CBRE is one of the downtown players currently working to study the city's office vacancy issues and come up with solutions.

CBRE stressed the potential for housing on the former WFSB property as developers report continued high demand for apartments in downtown Hartford.

"We believe that current multifamily development momentum combined with new retail offerings and a greater return to the office in 2024 will generate significant interest from both developers and end users," John McCormick of CBRE's Hartford office said in the statement. "The site's prominent location at the base of the Founder's Bridge, immediate highway accessibility and flexible zoning make it attractive for many potential uses."

Utilities are in place at the property and the site is shovel-ready, the broker added.

WFSB was based at the site for 40 years before moving its headquarters to Rocky Hill in 2007. The 1961-vintage building, known as "Broadcast House," was demolished in 2009 by Middletown-based AI Engineers, which had announced plans for a 13-story, $40 million office building on the property which was never built.
