Dutch Bros, Cane's part of $100M Glendale developments; dog park/bar also on tap for West Valley

A retail development that will include a Dutch Bros Coffee and three other shops and restaurants is coming near 75th Avenue and Bethany Home Road. It's the latest plan for a Scottsdale-based developer that has several other projects underway in Glendale.

“We have kind of gone all-in with Glendale,” Walt Brown Jr., founder and CEO of Diversified Partners, said. The city’s planning commission recommended approval in March for the developer’s project on 75th Avenue, which will go to the City Council for final approval at a future meeting.

Brown said he has worked with the city to bring developments that will serve the needs of Glendale residents and businesses that locate in the buildings. One of the main requests from businesses, he said, is drive-thru and pickup windows for customers.

“It takes so many elements to make a retailer successful,” he said. “The whole area is exciting.”

Diversified Partners has another development called En Fuego near 91st and Glendale avenues. It will include restaurants, shopping and a Cambria Hotel — the last piece developed in that project — on the western portion of the site. Red Robin opened a new location there in March, which Brown said is a slightly different variation of the restaurant. Starbucks, Barro’s Pizza, Raising Cane’s and several other restaurants also will have locations in that development.

“Starbucks has been a major player at our new developments in Glendale,” Brown said. The coffee chain has also committed to a location in another of the company’s nearby projects, at 91st Avenue and Cardinals Way.

Brown said Diversified Partners is in the permitting process with the city for the Cardinals Way development, but already has businesses committed to locations there, including the Starbucks, a D’Lite Healthy on the Go, a credit union and a veterinary office.

In total, the company has about $100 million worth of projects in various stages in Glendale, Brown said.

Dog park with a bar coming to Valley locations

Diversified Partners also is working with Bar K, a dog park, bar, restaurant and event space to find three locations in metro Phoenix, including at least one in the West Valley, Brown said.

Businesses like Bar K are growing in popularity as options for dog parks, because they are professionally supervised and dogs must be vaccinated to enter, Brown said. Dog owners can pay a membership fee to take their dogs to play in the park, and restaurant and bar patrons can eat and enjoy the atmosphere, regardless if they bring a dog.

The dog park includes amenities like agility equipment, obstacle courses, and other toys for the dogs, and the bar includes a full-service restaurant with yard games for people. The dog park is staffed by trained “dog tenders” who are supposed to maintain a safe and fun environment for the dogs.

A typical location is about three to four acres, with about two acres devoted to the dog park.

“This has an X-factor that I have never in my life experienced,” Brown said. The company has already worked with Bar-K to open locations in other cities, including St. Louis and Kansas City.
