Growth and development: Here are some projects coming to Southeast Volusia County

Volusia County, much like the rest of Florida, is experiencing a development boom with no signs of slowing down.

And in Southeast Volusia, where coastal cities like New Smyrna Beach, Port Orange and Edgewater offer residents a unique beach town lifestyle, interest in the area is a sure bet.

Here are a few developments coming to Southeast Volusia County:

Riverwalk – Port Orange

Tennessee-based Bristol Development Group is developing a site plan for the 10-acre property on the Halifax River near the Dunlawton Bridge in Port Orange. The Riverwalk project promises to be a "destination" in the city.

The 10-acre development on the Halifax River at the northwest corner of the Dunlawton Bridge is perhaps the most anticipated in the city.

The project, designed by Tennessee-based Bristol Development Group with the promise of becoming a "destination in the city," will feature a mix of retail and residential space.

It will feature a 450 multi-family unit residential building, as well as 28,000 square feet of retail space, including restaurants and shops, almost 300 public parking spots, and a waterfront park that will have a performance pavilion, trails, swings/benches, and other features.

Bristol is expected to bring a site plan before the City Council in the summer, according to the city.

Greenlawn Manor – New Smyrna Beach

This project on New Smyrna’s mainland side will be the first senior affordable housing project in the city in 70 years.

The first phase of the project consists of a three-story building with 80 individual units – 65 one-bedroom units and 15 two-bedroom units – along with other amenities, such as offices and community rooms.

It is expected to be completed this year, according to the city.

Catalyst Apartments – New Smyrna Beach

This multi-family apartment project will be located between Interstate 95 and the Walmart on State Road 44 in New Smyrna Beach.

The property, approximately 15.5 acres in size, will see 279 multi-family units divided between five four-story buildings.

The New Smyrna Beach City Commission approved in August an amendment to the project's plan allowing apartments as a proposed use for the land. The City Commission still needs to give the development its final approval. It is unclear when it is expected to be completed.

Villa Nova Townhomes – Port Orange

The Villa Nova Townhomes development will come to the approximately 7.7-acre property behind the Circle K gas station on Nova Road and Herbert Street.

It will feature 77 multi-family, two- and three-story units. The project's initial proposal in 2021 included 122 units; after meetings between neighborhood residents and the developers, that number decreased.

The Port Orange City Council recently approved the project, but it is still unclear when the project will be completed.

Oak Leaf Preserve – Edgewater

The Oak Leaf Preserve development in Edgewater will encompass an area of almost 175 acres.

It will be located east of Old Mission Road, north of the Florida East Coast Railroad, and will feature up to 375 single-family lots. Each residence will have a minimum of two enclosed car garages.

The Edgewater City Council approved the project, which was first proposed in 2018, in March. There is currently no estimate on how long construction will take.
