Heartwood at Richmond Hill adding luxury apartments to accommodate growth

As the 10,000-home planned community known as Heartwood at Richmond Hill began to grow, the visionary behind the neighborhood, developer Bill Cunningham, realized something was missing. The influx of residents moving to Bryan County meant there would be a need for various types of housing.

Including apartments.

Enter Novare Group and Batson Cook Development Company, two real estate firms that have teamed up to bring luxury apartments to Heartwood. The 302-unit complex will feature one, two and three bedrooms and begin leasing in fall 2024.

"We set out to find a multi-family partner that cared about the design and exterior aesthetics as much as we did,” said Cunningham, vice president of real estate of Raydient, the company behind Heartwood. “We didn't want just any apartment concept. We wanted one with a natural aesthetic and a high-end feel, something unique to our market and we think the Novare Group nailed it.”

The design is geared towards families and units will be priced at market rates. The complex will feature a clubhouse, game room and co-workspaces. Apartments will boast high-end finishes, complete with granite countertops, kitchen islands and desks. The community will also have a dog park.

“We are really trying to make sure our project emulates everything that's going on in Heartwood,” said Frank Reese, executive vice president for development at Novare Group. “There is going to be a nice multiuse trail that we're running in front of our project down Belfast Keller and will go down to the new campus for the high school. We love the fact that we're right off the new interchange that got built on I-95.”

When complete, Heartwood at Richmond Hill will double Richmond Hill’s population. The first phase of homes is already under construction and the first residents have moved in. The area will also feature industrial and commercial industries as well as residential. Convenience store operator Enmarket and storage unit company Stop N Stor have purchased outparcels. A conceptual site plan shows the possibility of two hotels and multiple restaurants for the neighborhood's 25.5-acre commercial hub.

Litt Glover, president and CEO of Batson-Cook Development, is ecstatic that the apartment project will be one of the first that residents see when they drive up to Heartwood.

“Our project will be at the forefront of Richmond Hill’s growth corridor at the newly constructed interchange at I-95,” said Glover. “It is a great site and we have an experienced and efficient team led by Jim Borders and Novare Group.”
