US Home Corp. approved to develop Delsea Drive property as 'Magnolia Place'

DEPTFORD TWP. —The township has approved a US Home LLC proposal to construct 66, single-family homes in a roughly 45-acre area between Delsea Drive and Tanyard Road.

The development, designated as Magnolia Place, is going onto vacant land formerly used as a “borrow pit” or dirt mining operation. The entire property, which is close to Cattell Road, is in Deptford’s medium density residential zone.

The Planning Board approved the application at its July 12 meeting. US Home is the technical applicant, doing business as "Lennar."

The design calls for 54 house lots of at least 20,000 square feet and 12 house lots between 15,000 square feet up to 19,999 square feet. All the houses are to be two-stories tall and include basements.

An environmental review notes mining left the property with steep slopes in the interior at its perimeter, and parts are wooded. Six lots are designated to be used either as stormwater detention basins or open space areas.

There are no wetlands on the property. An environmental survey did note potential habitat for birds and other wildlife including a species of bat.
