Homebuilding finally shows some life In Henderson during June

HENDERSON, Ky. – Homebuilding stirred to life a bit in Henderson and Henderson County in June.

The city and county issued permits for construction of seven new single-family residences with a combined construction value of more than $2 million. That was the most housing starts here since May 2021.

The city codes office issued permits for four new homes averaging $261,250 to build while the county codes office issued permits for three new homes averaging $333,073.

Those permits for seven new homes compares with four in June 2020.

So far this year, the city and county have issued permits for 19 new homes with a combined construction value of nearly $5.5 million, compared with 33 during the first half of 2021.

New commercial projects were relatively sparse. RFI VI LLC received a $275,000 commercial remodeling permit to remodel the Graystone Apartments complex near the cloverleaf at 1750 N. Green St.

42420H LLC received a $9,900 demolition permit for demolishing a former bank drive-through unit at the corner of Second and Main streets, part of an ongoing project to remodel the adjacent former First National Bank/Henderson National Bank building at 212 N. Main St. for a new event space, coffee shop and upstairs apartments.

The total value of all building permits issued here last month totaled $2.75 million, including nearly $1.6 million in the city and $1.2 million in the county. That compares with permits valued at nearly $2.6 million in June 2020.

Through the first half of 2022, the value of all permits issued in the city and county totaled nearly $154.7 million. That includes a $125 million permit issue for construction of the Pratt Paper corrugated box recycling mill on the Kentucky 425/South Bypass. Excluding that project, permits issued so far this year had a combined value of $29.7 million, compared with $15.9 million during the first six months of 2020.
