BOYNE CITY — Boyne City, Wilson Township and Glen Catt of Gaylord-based Catt Development are working on plans for a new commercial hotel in the Boyne City area.

The proposed 74-room Comfort Inn and Main Stay Suites will be located on M-75 South next to the current BP Gas Station in Wilson Township at 1176 M-75, on the edge of Boyne City.

"This is property that Catt Development purchased a number of years ago and was looking to build a Save A Lot on," said Boyne City City Manager Mike Cain.

The site was also the former Challenge Mountain retail thrift store.

The Save A Lot development didn't pan out, however the property was prepped for development and an environmental remediation had taken place.

Currently, the site is under the jurisdiction of Wilson Township. However, this fall Glenn Catt reached out to both Boyne City and Wilson Township officials for a meeting and the municipalities are working on a contract for a cooperative partnership where Boyne is able to provide water and sewer infrastructure for the development.

"The city's position has been that if an entity out of the city wants water and sewer from the city it has to be part of a 425 agreement," Cain said.

This type of intergovernmental agreement temporarily transfers the property into the city's jurisdiction.

Boyne City has used 425 agreements with Wilson Township in the past, and also has this type of agreement with Eveline Township, allowing city to extend sewer to Summerset Pointe. Most recently, they did one with Boyne Valley Township, allowing them to extend sewer to the new Daifuku factory.

At this point, the 425 agreement is in the process of being drafted for review by both Wilson Township and Boyne City officials.

After this is approved, the development itself will go through the review process by city officials.

A similar project for a mixed use development that is a combination Comfort Inn and Mainstay Suites was developed in Gaylord next to the Family Fare grocery, according to Cain.

The property will be split between the two brands with the MainStay Suites being a longer stay facility and the Comfort Inn operating as a more traditional hotel.
