Housing development about to begin in Louisville

LOUISVILLE − Orchard Park is about to sprout with the addition of 47 single-family houses and 50 townhouses in the city's northwest.

These new Louisville houses represent the first phase of Orchard Park, which, when completed, is projected to contain 110 single-family houses and 99 townhouses.

The project is expected to begin "probably in December," said James Hindmarsh, vice president of operations for K. Hovnanian Homes of Richfield, the developer.

The 62.3-acre site for Orchard Park sits north of Peach Street and east of Broadway Avenue. It will be adjacent to another new residential development, Covington Ridge apartments, which is being developed by Redwood Apartment Neighborhoods out of the Cleveland area.

Size of the single-family houses will range from 1,334 square feet to 1,799 square feet. As for the town houses, the size will go from 1,187 square feet to 1,882 square feet.

For the single-family dwellings and town houses, "there are four different floor plans," Hindmarsh said.

City Council recently approved the final plat for the first phase of Orchard Park.

"The infrastructure hasn't been dedicated yet," said Magan Denzer, planning administrator for the city. "But it will be. I believe the (natural) gas still needs to be installed out there. One section of this development will be public road and one section will be private. The single-family homes will be one- and two-story houses. The town homes will be three-unit and they are two-story."

The land slated for Orchard Park currently is owned by Maxsam Investments of the Columbus area. K. Hovnanian Homes is to purchase the land from Maxsam Investments.

"This is exciting," said City Manager Tom Pukys. "Our community is growing. To have this type of housing development will help our population. It helps our businesses. It helps our whole region. It helps the schools. I think you are going to see a lot of people retain and stay here. I think you are going to see a lot of people gravitate (relocate) here."

Along with Orchard Park and Covington Ridge, this city also a new residential development known as Stonebridge Towns, a town house complex on the north side.

"We are excited about the new development coming to Louisville," Mayor Patricia Fallot said. "That shows we are moving forward."
