ZIP code 37212, known as Midtown/Green Hills area of Nashville, is an affluent area just miles from downtown. The ZIP is home to Belmont University and Vanderbilt University. (Although, Vanderbilt has its own ZIP.)  Major roads include Belmont Boulevard and Wedgewood Avenue and 21st Avenue, where you’ll find Pancake Pantry and Hillsboro Village.

Just down the road a piece (in ZIP 37215) is the famous Bluebird Café and Green Hills Mall.

By the numbers, here’s what’s going on in 37212 according to data from the Greater Nashville Realtors.

Home prices jump

Home prices in this ZIP have increased by 23% over the last year. From early-February 2021-early-February 2022, the median home price in 37212 was $651,420. From early-February 2022 until now, the median home price increased to $802,000.

Days on market dips

Homes here spent about 50 days on the market during the same 2021-2022 time period. Homes spent about 43 days on the market during 2022-2023 time period.

Closings drop

Home buyers closed on 353 homes from early February 2021 to early February 2022. During that same time period the following year, home buyers closed on 222 homes. Current inventory here is 46 homes.
