Huge property east of Crestview might become subdivision with 1.2K single family homes

CRESTVIEW — A subdivision of more than 1,000 single-family homes might be in the works for a 605-acre area of unincorporated Okaloosa County about 5.5 miles east of town.

With final approval, the potential subdivision would help meet the high demand for housing in the county’s north end, said District 1 County Commissioner Paul Mixon, whose district includes the property.

The mostly-wooded site stands north of U.S. Highway 90 and east of Bob Sikes Airport and the Shoal River. The massive industrial-zoned Shoal River Ranch site, which includes large sections of county-owned property, is to the south and southeast.

More than 540 of the 605 acres stand between Clint Mason Road and Brian Way, and more than 64 acres are north of Brookwood Lane.

The property owner is NWF Land LLC, of Bloomington, Indiana, according to county Property Appraiser’s Office records.

The property currently has agricultural and rural residential future land use map and zoning designations. Next Tuesday, the County Commission is set to consider requests from the property owner to change the future land use map designation to low density residential and the zoning designation to residential-1.

The commission meeting will begin at 8:30 a.m. at the courthouse in Crestview.

Single-family detached homes, townhomes as part of a planned unit development, and certain mobile/manufactured homes are some of the permitted residential uses in residential-1 zoning districts, according to the county’s land development code.

On Jan. 13, the county Planning Commission discussed the potential subdivision before unanimously recommending County Commission-approval of the requested future land use map and zoning designation changes.

With final approval, the possible development could include about 1,200 homes, Mixon said. He said the subdivision is being designed after one in Orange Beach, Alabama.

“It’s very aesthetically pleasing,” he said. “It would be built in tiers: Some of the houses would be luxury-style homes and some would be more affordable, to be able to reach a different audience. As we know, housing is definitely a huge need in the north end of the county.”

Mixon said the property owner is working with the county Water and Sewer Department to provide sewer service for the site and also is working on “expanding the reach of high-speed internet to the area, which the county already is working on.”
