Iconic Falmouth hotel, $12.2M Osterville house: Top real estate property sales in 2023

The nearly 100-year-old Sea Crest Beach Hotel was one of the most expensive Cape Cod real estate sales of 2023, selling for $53,877,100.

BH Sea Crest Properties sold the iconic 263-room hotel near Old Silver Beach to Falmouth Resort Owner LLC in a sale recorded on Jan. 18, according to records with the Barnstable County Registry of Deeds.

Falmouth Resort Owner is made up of two investment companies: Certares Management LLC, of New York, and Hersha Hospitality Management (HHM), of Philadelphia. When BH Sea Crest Properties first bought the property in January 2021, the 195,000-square-foot property on 21.6 acres cost $29,450,330.

Below are some of the highlights of other major real estate sales on Cape Cod in 2023.

Osterville house goes for more than $12 million

On March 14, a Delaware limited liability company snatched up an Osterville single-family house at 209 Bay St. for $12.2 million.

Normal Property LLC bought the 5,400-square-foot house with six bedrooms and eight bathrooms from 209 Bay LLC, of Nantucket. The house includes wide oak floorboards, numerous decks, and an infinity pool with a spa, according to its Zillow description.

According to data from the Cape Cod & Islands Association of Realtors compiled in November, a single-family home in Barnstable County yielded a year-to-date median sale price of $730,000 — a 5.8% increase from 2022's $690,000.

Dennis Port vacation spot sold for nearly $30 million

A 19.2-acre Cape Cod slice of heaven was sold for $29.1 million on March 14.

The private summer beach colony started in 1930 as a campground. Today, it features 277 cottages with a 1,000-foot beach on Nantucket Sound, with some cottages as small as 400 square feet.

Old Wharf Dennis LLC is a wholly owned subsidiary of Faros Properties, which will also manage the property.

Falmouth yachting center property sold in August

A Falmouth full-service yachting center and marina was sold for more than $15 million, according to records with the registry of deeds.

The MacDougalls' Cape Cod Marine Service property at 145 Falmouth Heights Road was sold for $15,555,384 on Aug. 23 to ACME MacDougalls MA LLC, a Delaware limited liability company. The business is now under Acme Marinas, a private investment firm that invests in and operates marinas.

"Acme seeks out high-quality marinas throughout the US that have built strong individual brands and operations for boaters," according to the website.

Yarmouth hotel sold for $10.7 million

A 128-room Yarmouth hotel on 3.95 acres was sold to Bayside Yarmouth LLC for nearly $11 millon.

AMS Properties in West Yarmouth sold Bayside Resort Hotel at 225 Route 28 in Yarmouth for $10.7 million on Nov. 22, according to registry of deeds records. It will be managed by Jamsan Management, a Lexington company that also manages most of the units at condo-motel Yarmouth Resort, Aiden by Best Western @ Cape Point, in West Yarmouth, and the Dan'l Webster Inn and Spa in Sandwich, among other hotels in New England, according to the company's website.

Bayside Resort is 29.6 miles from the Cape Cod National Seashore and 1.9 miles from Hyannis as well as a ferry dock servicing Nantucket, according to Jamsan Management.
