Illustrated Properties is poised to move into new leased digs in Palm Beach — and once it does, that real estate agency will close its longtime office on the island in the Paramount Building as well as a newer location across the bridge in West Palm Beach, the Palm Beach Daily News has confirmed.

“We’re consolidating,” said Illustrated Properties President Daniel Dennis, adding that the agency’s lease was ending at the nearby Paramount Building.

Renovations have been underway at the new ground-floor office at 223 Sunset Ave., the two-story Midtown building that houses Trevini Ristorante.

The new office reinforces the agency’s commitment to doing business in Palm Beach, Dennis said, and agents will continue to service West Palm Beach from the relocated office. The agency views itself has having a long-term investment in the Palm Beach market, he added.

“It’s a unique spot,” he said.

The agency is a luxury division of the mammoth Keyes Co. but operates as its own real estate brand, which has had a presence in Palm Beach for many years.

In all, 44 agents are expected to make the move to the new office, possibly by the end of the year, Dennis said.

The agency’s West Palm office at 3239 S. Dixie Highway was well positioned to serve clients during the coronavirus pandemic, when the demand for real estate suddenly soared in West Palm Beach, Dennis said.

The new office is in a two-story, 22,968-square-foot building directly across the street from the Via Flagler by The Breakers development and adjacent to the Publix supermarket. Illustrated Properties’ new landlord is a company affiliated with asset-management and private-equity firm Trian Partners, which has an office there and bought the building in October 2021.

The move won’t affect Illustrated Properties’ six other locations in Palm Beach County, Dennis said. In all, Illustrated Properties has 550 agents in 18 offices across South Florida, according to the company.

Keyes, meanwhile, has more than 50 offices in Florida and more than 3,000 agents, according to the company.

Anderson Ohman will manage the new Illustrated Properties’ office and oversee the day-to-day operations.

“This is an exciting time for Illustrated,” Ohman said is a prepared statement. “We are eager to move into our new office and location. In an ever-changing market, Illustrated adapts and modernizes, while maintaining stability through our rich history and commitment to Palm Beach. Our roots run deep, and we are here to stay.”

The agency opened a small office on Worth Avenue in 2006 and in 2011 expanded its operations to the Paramount Building, 139 N. County Road.

Keys Co. joined forces with Illustrated Properties in 2016 in a deal that saw the two family-owned agencies become what was billed at the time as the state’s largest independent real estate agency. Terms of that merger were not disclosed.

Keyes at the time had its own Palm Beach-based luxury division, which became part of the Illustrated Properties brand. The deal strengthened Keyes’ presence in north Palm Beach County and points north, while extending Illustrated Properties’ reach south of Boca Raton, Keyes President and CEO Mike Pappas said in 2016. Papas holds the title of CEO at Illustrated Properties.

When the 2016 deal was announced, Illustrated Properties was headed by the late F.F. “Bud” Adams, who served as its chairman until his death in March 2020. His late father, Francis Adams, was a real estate pioneer in Martin County and founded the forerunner business to Illustrated Properties in 1932.

Bud Adams co-founded Illustrated Properties in 1975 with Rodney Dillard. The agency specialized in sales in Lost Tree Village near North Palm Beach and John’s Island near Vero Beach. Over the years, the agency acquired a number of agencies and grew its presence, especially in north Palm Beach County and points north.

The agency is affiliated with several high-end real estate networks — The Leading Real Estate Companies of the World, Christie’s International Real Estate and Luxury Portfolio International.
