Indian Land shopping center, Fort Mill HQ spot, big houses among million dollar sales

A big Indian Land shopping center and a once bustling financial headquarters in Fort Mill highlight the largest recent property sales. But most of the big selling involves homes.

Land records in York, Lancaster and Chester counties shows a continued trend in high-dollar home sales. They’re happening more often, and in more communities. Of the dozen June property transactions at $1 million or more, more than half of them are individual home sales.

Here’s a look at the biggest June sales:

Promenade at Carolina Reserve has a new owner, again.

Two properties at 50 combined acres sold in Lancaster County on June 1 for more than $34 million. One is at 7822 Charlotte Highway, the other on Cowden Avenue. The Promenade shopping center on Charlotte Highway is included, a year after the site sold for $36.9 million.

The 2018 and 2019 constructions at about 255,000 square feet brought popular stores like Burlington, Hobby Lobby, HomeGoods, Petco, Ross Dress for Less, T.J. Maxx and Ulta Beauty. Several restaurants and other spots are part of the Indian Land site near Sun City.

Gandhi at Indian Land SC is the new owner. The company is based in Raleigh. The undeveloped acreage in the sale is behind the shopping center, to its northeast.

The Citi Group building in Fort Mill, near Fort Mill High School, sold June 30 for $9.5 million. A Plano, Texas-based company bought two parcels at 605 Munn Road at about 14 combined acres. The parcels include the 165,000-square-foot office building constructed in 2005. The Kingsley area former financial headquarters property previously sold for more than $34 million in 2007 and for more than $14 million last October.

Last year’s sale was listed as a foreclosure. A company in Texas bought the site then.

1589 Cedarhurst LLC bought two properties from Oliphant Distribution in Chester County on June 6 for $6.5 million. The sites include a warehouse at 140,000 square feet at 1589 Cedarhurst Road.

A California real estate company bought the 7 Eleven at 915 Riverwalk Pkwy. in Rock Hill. The June 21 sale for more than $5.2 million includes more than an acre and the 4,100-square-foot gas station built two years ago.

A 4,800-square-foot Fort Mill home on Lake Wylie sold June 23 for $2.1 million. The home built in 1999 is on Driftwood Circle.

JJF Properties of Cornelius, North Carolina, bought less than an acre of Rock Hill commercial property at 2206 Farlow St. on June 14 for $1.9 million. The property at the corner of Cherry Road and Cranford Street is the Freeman’s Car Stereo building.

A 6,100-square-foot Latimer Lane home in Fort Mill sold June 21 for more than $1.7 million. The Springfield home was built in 2007.

A 4,000-square-foot home on Montmorenci Crossing in Fort Mill sold June 21 for almost $1.5 million. The Springfield home was built in 2013.

Indian Land Storage of Davidson, North Carolina, bought five acres at 7517 Charlotte Highway in Indian Land. The June 14 sale for $1.4 million includes a home built in 1945. The site sits at the corner of Charlotte Highway and Van Wyck Road, beside Charles Pettus Road.

A 5,500-square-foot home on Cove Point Lane sold June 12 for almost $1.4 million. The Tega Cay home is waterfront, on a Lake Wylie cove.

Fogel Family Properties of Charleston bought a more than 10,000-square-foot industrial building in Rock Hill. The 131 Rental Ct. building went up in 2003. It’s in the Cherry Road and Winthrop areas, off Constitution Boulevard. The June 29 sale was for almost $1.4 million.

An almost 6,300-square-foot home on Thames Circle in Fort Mill, in The Preserve at Riverchase, sold June 30 for $1.3 million.

A 6,000-square-foot Lake Pointe Dr. home in Fort Mill sold June 23 for $1.1 million. It’s in the Beacon Knoll subdivision.

Almost 7 acres of commercial property at 433 McShae Dr. in Rock Hill sold June 27 for $1.1 million. Brownstone Hills out of Wyoming bought the site south of Finley Road, near the Cherry Road and Heckle Boulevard intersection. The property includes manufactured home sites.

Baxter Cabinets Real Estate in Fort Mill bought a 10,000-square-foot storage warehouse at 1320 W. Main St. in Rock Hill. The June 26 sale for $1.1 million is almost 2 acres and includes the 1979 construction. The site is east of Main’s intersection with Heckle Boulevard.

An 4,000-square-foot Indian Land home sold for almost $1.1 million on Lancashire Drive, on June 21.

A 5,000-square-foot Estates Avenue home in Indian Land sold June 16 for more than $1 million.

An almost 3,600-square-foot Chase Court home in Eppington South, in Fort Mill, sold June 22 for more than $1 million.

A 4,300-square-foot River Oaks Road home in Lake Wylie sold June 15 for a little more than $1 million.

A 4,100-square-foot Buckland Court home in Indian Land sold June 29 for $1 million.

A 1,900-square-foot home on Kailua Circle in Tega Cay sold June 6 for more than $1 million.

A 3,600-square-foot Manawa Lane home in Tega Cay sold June 15 for more than $1 million.

Two parcels at about 62 combined acres off Barrett Road in Clover sold June 23 for $1 million. The site is just west of U.S. 321.
