Indiantown's largest development, Terra Lago, could bring homes, townhomes, apartments to village

INDIANTOWN — The village’s largest development yet could break ground within three months.

Terra Lago — an 806-acre community with a town center, an assisted-living facility and more than 2,000 single-family homes, townhomes and apartments — is moving forward with construction after theVillage Council approved the master plan and the first site plan last month.

The project, which is expected to take 10-20 years to complete, would be developed in five phases. The council approved part of the first phase, which includes 224 single-family homes on about 58 acres, about 70 acres of wetlands and wetland buffers, 13 acres of upland preserve area, 6 acres of lakes and almost 18 acres of right-of-way, according to site plans.

Developer Josh Kellam, of Warfield Investments and Virginia-based Garcia Companies, hopes to break ground on this portion in April and complete it by the third quarter of 2023, he said Wednesday.

“The community has been very supportive,” he said. “We’ve been working diligently with the residents of the community to educate them and make sure that they have input.”

The full project would be bordered by Southwest Allapatah Road, an extension of Southwest Indian Mound Drive, Southwest Palomino Street and Southwest Warfield Boulevard next to Indianwood Drive, site plans show.

Highlights of the mixed-use development include:

  • 2,014 single-family homes

  • 174 townhomes

  • 300 apartments

  • 100,000 square feet of commercial space

  • an 11-acre central area with a clubhouse and recreation center

  • 165 acres of wetlands, wetland buffers and upland preservation

  • 98 acres of lakes

Indiantown resident Majorie Beary, who lives in the Indianwood community next to the proposed project, said during the December Village Council meeting that Terra Lago would be “a model for other (Indiantown) communities.

“I am satisfied that care has been taken to maintain and even enhance provisions for wildlife. Anyone who loves wildlife will enjoy living in the Terra Lago community,” she said.

The council approved plans unanimously, voicing its desire for local businesses and workers to contribute to the buildout of the project, which Kellam said would be a priority.

“When you say 'local,' I also want you to consider the minority community,” Councilmember Janet Hernández said. “This has been a long time coming for Indiantown. ... We need homes. ,” she added. “It’s a great opportunity that you’re going to give a lot of our residents, to have homes.”
