Need industrial or warehouse space? Hope Mills has a building across from Dirtbag Ales

Liberty Point, an industrial park on Corporation Drive in Hope Mills, recently finished construction on the second of four proposed buildings. Now it needs a tenant.

The newly built 139,500-square-foot building situated on roughly 6 acres was completed early this year, said Austin Nagy of commercial real estate firm CBRE, which manages the property.

CBRE is working to find a tenant in the distribution sector, though they are open to manufacturing companies, too, he said.

“We’re not trying to pigeonhole it,” Nagy said.

The shell of a building will be customized to the tenant's needs, said Ben Howard of C&S Properties, the project developer.

"Right now it's a big empty warehouse," he said.

The U.S. Postal Service has occupied the site’s first building for about 18 months. Once completed, the industrial park is expected to contain four buildings for a total of 1.07 million square feet and 76.16 acres, Howard said.

Developers have yet to break ground on final two buildings

Construction has yet to start for two additional buildings on the site, Nagy said, but he expects to break ground once the second building has a tenant.

One of the buildings would be about 112,500 square feet, situated on 10.62 acres, just west of the Postal Service parcel-sorting annex and the recently constructed vacant building.

The other proposed building, at 642,000 square feet on about 46 acres, would be across the street from the Postal Service building.

Postal Service parcel-sorting annex was Liberty Point’s first tenant

The first building to be constructed at Liberty Point is 178,200 square feet and is on a 14-acre lot, Howard said. It has been occupied by the Postal Service since October 2021, Postal Service spokesperson Philip Bogenberger said.

The parcel-sorting annex at 5300 Corporation Drive is home to one of 249 high-speed, package-sorting machines the service installed across the country in the past two years as part of the Delivering for America plan, Bogenberger said. The plan endeavors to increase the Postal Service's financial stability and performance.

He said the facility also has flex rover sorters, which are autonomous robots resembling utility carts that can help employees sort up to 400 pieces of mail per hour.

Hope Mills could blossom into a distribution hub

Liberty Point’s proximity to Interstate 95 and ports in North Carolina, South Carolina, Virginia and Georgia make it attractive to companies in the distribution sector, Nagy said.

The labor market also makes the area attractive to companies, he said.

“There’s a lot of talent coming out of the military looking for job opportunities,” Nagy said.
