The town of Leland is no stranger to growth, and now even unincorporated parts of the county just outside town limits are seeing the same.

The Brunswick County planning board recently approved three planned developments that will add more than 500 homes to the Winnabow and Northwest areas of the county.

The largest development, Bell Swamp Connection Tract, would add 139 single family homes and 90 townhomes to 49 acres off U.S. 17 and Bell Swamp Connection near Winnabow.

The development, in a largely vacant but growing area between Bolivia and Leland, would add 1,800 vehicle trips per 24-hour weekday volume.

The area is zoned as commercial low density, though initial designs show no plans for commercial space within the development.

Another planned development approved for the Winnabow area, River Tide Farms, will add 155 single family units to 47 acres off U.S. 17 and Mill Creek Road SE, just north of Bolivia.

The multi-phase project is expected to add 1,100 more vehicle trips per 24-hour weekday volume.

Just to the north of Leland off Mt. Misery Road, the 76-acre Hood Creek Landing residential subdivision will add 128 single family homes to the area south of Northwest.

The development, just two miles north of Compass Pointe in Leland, will generate 1,200 vehicle trips per 24-hour weekday volume.

According to Brunswick County GIS data, the project area includes an abandoned cemetery with eight graves. The developers have said the cemetery would be preserved with improved access to the grave sites.
