Land being cleared for new subdivision off Powderhouse Road in Aiken

Jul. 19—Progress is being made toward the completion of a new subdivision off Powderhouse Road in Aiken.

The site's land is being cleared in preparation for The Sanctuary, which will sit on 54.6 acres and be comprised of 125 detached single-family units.

It is located near the intersection of Powderhouse Road and Athol Avenue.

There will be three lot sizes, and home prices will vary accordingly: 50 feet wide starting at $220,000, 60 feet wide starting at $240,000 and 65 feet wide starting at $280,000.

The units can't be more than three stories tall, unless there is a basement or a bonus room. All lots are required to have an underground irrigation system and at least three trees of 2-inch caliper or greater in the landscaping of the front and rear yards.

The Sanctuary will also have community gardens, as well as 5-foot sidewalks throughout.

The City of Aiken Planning Commission voted unanimously in August 2020 to recommend to Aiken City Council that city water and sewer services be provided to the proposed development. The subdivision's layout was approved during the same month by the Aiken County Planning Commission.

The land is owned by Powderhouse Partners LLC.
