The former Chubby's Chicken Fingers and More restaurant site and several other parcels along West Tennessee Street will be redeveloped into a large-scale student housing project.

While early in the permit process, the Peerless Development, also known as "HUB Tallahassee," is proposing a seven-story, 500,000 square-foot redevelopment project on a visible corner in Frenchtown. The 3.83-acre project site would be bordered by West Tennessee, North Macomb and West Virginia streets.

The project site consists of 11 different parcels owned by three different entities, which include W. Tennessee St. Owner LLC., the City of Tallahassee and Norman Thomas Mark.

If it moves forward, it's slated to bring 391 units and more than 30,000 square feet of commercial and retail space and a parking garage, including spaces for the site's retail activity.

"The commercial leasing and amenity and retail use is located at ground level along W. Tennessee Streetwith five stories of residential above," according permit materials. " At the intersection of Macomb Street, the building steps down to five stories of residential that extends along Macomb and turns along W. Virginia Street. Approximately halfway along West Virginia Street the building steps back up to seven stories of residential."

According to the Tallahassee-Leon County Office of Economic Vitality, the project is one of more than a dozen mixed-use developments under various levels of permit approval.
