Legendary Grammy winner Billy Joel may have a new home in Boca Raton

Superstar singer and songwriter Billy Joel has apparently purchased a waterfront home in Boca Raton’s exclusive Sanctuary development while trying to sell his expansive estates in Manalapan and Long Island.

State business records and a deed filed Wednesday reflecting a $29 million sale that closed Jan. 31 in the gated and guarded community off Spanish River Boulevard point to a purchase by the legendary crooner, who jokingly quipped at a New Year’s Eve concert that he would be spending more time in Florida like “old Jewish guys from Long Island do.”

The 15,000-square-foot home in The Sanctuary is on a unique corner lot with more than an acre of land and 560 feet of water frontage on the Intracoastal Waterway. The listing calls The Sanctuary Boca Raton’s “internationally acclaimed yachting enclave,” and notes that security is a priority with a 24-hour guard gate and roving patrols on the roads and waterways.

Joseph Liguori of Premier Estate Properties represented the seller in the deal but declined comment when asked about the buyer. Broker Christian Angle of Christian Angle Real Estate handled the buyer’s side. Angle did not respond to a request for comment.

Angle has represented Joel in other real estate transactions, including the purchase of a townhouse in the Town of Palm Beach. He is also the listing agent on the sale of Joel’s Manalapan home at 1110 S. Ocean Blvd., which was put back on the market last month for $54.9 million. It had been listed in 2022 for $64.9 million but the listing was removed in August 2023.

Joel, who released his first single in 17 years on Feb. 1, also has a 26-acre Long Island estate for sale. The waterfront home on the North Shore hit the market last year for $49 million. A Realtor listing the home told The Wall Street Journal in May that Joel and his wife, Alexis Roderick Joel, are looking to sell the home because they are spending more time in Florida. The couple have two young daughters.

Realtors said The Sanctuary, which has fewer than 100 homes, attracts affluent high-profile buyers looking for privacy. Mail and packages are dropped at the security office and delivered to homes. Infrared and thermal cameras are used to monitor the perimeter of the community in addition to the guards.

With a 23-slip marina, tennis courts, a playground, and a recreation area, it touts itself as a family-oriented neighborhood. It is also close to three respected private schools: Saint Andrew’s School, Pine Crest School, and American Heritage Schools.

“In terms of security and privacy, The Sanctuary is the most desirable community in Boca Raton,” said Senada Adzem, director of luxury sales for Douglas Elliman. “A lot of clients want a family-friendly environment, and if they want to be on the water, it’s a really great option.”

The home in The Sanctuary went on the market in October for $33.5 million, according to the Multiple Listing Service. It had been homesteaded by sellers Oleg Movchan and Beata Vaynberg, according to the Palm Beach County Property Appraiser. Movchan declined to comment when asked about the buyer. Vaynberg could not be reached.

In public records, the buyer was a limited liability company incorporated Jan. 3 and named after the address of the home. The registered agent and manager is GSB Corporate Services in Wellington. GSB Corporate Services is a law firm incorporated under attorney Francisco J. Gonzalez.

The ownership companies for Joel’s Palm Beach townhouse and Manalapan property are also managed by GSB Corporate Services. Gonzalez could not be reached for comment.

The Sanctuary home last sold in January 2021 for $15.75 million. That means the Jan. 31 sale was about an 84% increase in price just three years.

It has eight bedrooms, eight full bathrooms and four half-bathrooms, and is described as a Palm Beach-inspired Italianate masterwork with an English pub room, a staff suite, three guest suites and a waterside loggia. It also sits across from a private island and bird preserve owned by the Sanctuary Property Owners Association.
