Lifestyle Communities seeks multifamily, restaurant plan in Lebanon 'similar' to Mt. Juliet

An Ohio-based mixed-use developer that already has a presence in Mt. Juliet is targeting Lebanon for a project that could include more than 500 multifamily units and a signature restaurant.

Lifestyle Communities has requested to rezone just over 50 acres of land addressed on Franklin Road in Lebanon. The location is south of Interstate 40 and west of South Hartmann Drive.

Lifestyle Communities, a mixed-use development, is "still early" in the site plan process, but more than 500 units are being considered, company representative Bo Brownlee said.

The Lifestyle Communities brand includes a restaurant named The Goat. It also includes programs designed to create a neighborhood atmosphere. Zoning is being sought for both, said Lebanon Planner Josh Stahle.

Lebanon officials and Brownlee described the plan as similar to the Lifestyle Communities development in Mt. Juliet, approved several years ago for about 450 multifamily units and another location of The Goat. Lifestyle Communities also has developments in Nashville and Murfreesboro, according to its website.

“I believe that is one of best developments in Mt. Juliet,” Lebanon Mayor Rick Bell said. “I look forward to seeing what their plans are like. If we have concerns they will certain be addressed.”

Bell and Lebanon Economic Development Director Sarah Haston have met with Lifestyle Communities on the potential project.

Lebanon’s planning commission has given a nonbinding, positive recommendation to requests to rezone. A request to amend the land use plan in place for about 46 acres of the property is also requested and recommended by the planning commission. The city council will have to approve both requests with two positive votes.

The location is within an overlay that Lebanon has adopted to help guide development on and around South Hartmann Drive with higher standards.

Preliminary discussions on the Lifestyle Communities development “fits into what we are trying to do in the South Hartmann Corridor,” Lebanon Planning Director Paul Corder said.

Haston agreed.

“We believe their development is not only a great fit for Lebanon and S Hartmann Dr, but also it’s a need and desire of our community,” she said.

Second Lifestyle Communities development in Mt. Juliet

A separate Lifestyle Communities development to build 655 combined townhome and multifamily units was also proposed several months ago on Central Pike in Wilson County. It included a request to be annexed into Mt. Juliet.

The plan and associated requests have been deferred over several months by Mt. Juliet’s planning commission. Traffic and road infrastructure continue to be a concern about the project and others in the area, Mt. Juliet Commissioner Scott Hefner has said.
