Local developers propose trimmed-back version of rural Columbia County subdivision

A preliminary plat filed with Columbia County offers a scaled-down version of a proposed subdivision off Louisville Road.

Plans for Byrd Farm Estates show 15 home lots on an about 29-acre parcel of land purchased for $399,000 in September 2022 by CSRA Byrd Farms LLC.

Original plans for the neighborhood, presented to the Columbia County Board of Commissioners in January, called for 22 lots with septic tanks, 19 of which were about 1.12 acres each. The plans didn’t seem to include sidewalks, streetlights or a central clubhouse.

Commissioners in January voted to rezone the land from residential agricultural to single-family residential. Developers then hammered out new plans earlier this year after meeting with residents concerned about increased traffic and noise, and whose property is near the subdivision plat.

The new plans for Byrd Farm Estates show landscaped buffers at its Louisville Road entrance, between the road’s intersections with Rock Hill and Rolling Brook lanes. Developers also agreed to plant trees and fencing to a shared northern property line, and a 25-foot buffer on the property’s south side.

The Columbia County Planning Commission will consider the new plans at its next scheduled meeting July 20.
