Locals buy prominent OKC shopping center for $38 million

Fred Mazaheri and Champ Patel, local investors, bought the original 240 Penn Park, a retail "power center," this week in a $38 million deal by Price Edwards & Co.

The property, 241,831 square feet of stores on 22.2 acres at S Pennsylvania Avenue and Interstate 240, was built in 2006. It was 99.3% occupied with major national tenants including Best Buy, PetSmart, Five Below, Mardel, Lane Bryant, Marshall’s, Ross, Old Navy, Michael’s and others.

The purchase included only the first phase of 240 Penn Park, not the new opened by longtime south Oklahoma City developer P.B. Odom III in 2016. Phillip Mazaheri, retail investment adviser with Price Edwards, represented the buyer. Mazaheri Properties will operate and manage the property under 240 Penn Park LLC.

Price Edwards & Co. reports these transactions

∙ Craft Lease Properties LLC, paid Arcadia Hills LLC $4,255,923 for 303 acres in Logan County, 1 mile of frontage along Interstate 35 between Simmons Road and Charter Oak Road, Guthrie. Tom Fields handled the transaction.

∙ Central Oklahoma Indian Health Council Inc. paid Southwest Tower Associates LLP $3,350,000 for a 64,658-square-foot medical office on 1.85 acres at Southwest Medical Tower, 1044 SW 44. Derek James, Tre Dupuy and Ian Self handled the transaction.

∙ Home Creations paid Rymer Corporation of Oklahoma $2,717,520 for 79 acres at SW 149 and S Portland. Cordell Brown handled the transaction.

∙ Expat Holdings LLC paid North Western Associates LLC, $2,000,000 for a 5,024-square-foot building at 6800 N Western Ave. Paul Ravencraft , George Williams, and Everest Ernst handled the transaction.

NAI Sullivan Group reports these transactions

· Higher Ground Education Inc. paid $2.9 million to River JJ LLC for land at 2001 NW 142 to develop a daycare center. David Hartnack and Sam Swanson with NAI Sullivan Group handled the transaction.

· Tin Rock Holdings LLC paid $1.2 million to Southwest Horizons LLC for a retail building at 1008 W Main St. Hartnack, Swanson and Dirk Erdoes handled the transaction.

· Taylor Trucking paid $675,000 to Sean Ezell for a 5,746-square-foot industrial buildong on 6 acres at 3519 Jensen Road in El Reno. Bob Sullivan with NAI Sullivan Group handled the transaction.

· Sean Ezell paid $675,000 to the Buddy Shadid Trust for a 7,200-square-foot industrial building at 601 W Hefner Road. Sullivan handled the transaction.

· Loveless Management Co. LLC paid $325,000 to Rockwell LLC for land in the 300 block of Pointe Parkway in Yukon to develop a pediatrician's office. Hartnack and Swanson represented the seller.

· Taleisha Jackson leased 1,020 square feet of retail space at 112th Street Shops, 7152 NW 112, from Lextina LLC, for Mama T’eas & Juice, an all-natural cold-pressed juice, nutrition and wellness center. Amanda Sullivan and Bobby Sanford with NAI Sullivan Group handled the transaction.

· Stan Boyett and Sons Inc. leased 2,942 square feet of office space at 100 N Broadway Ave., Suite 3100, from BFTTOWER LLC. Bob Sullivan represented the lessee.

· Seneca Companies Inc. leased 5,000 square feet of industrial space at 3920 NW 39, Suite F, from Mazroei Capital LLC, for equipment storage. Zac McQueen and Amir Shams with NAI Sullivan Group handled the transaction.

· Fixable Painting LLC leased 1,275 square feet of an industrial space at 14900 Bristol Park Blvd. in Edmond from Koetter Property Management LLC. Sam Walter represented the tenant.

· My Auto Store LLC leased 7,200 square feet of industrial space at 601 W Hefner Road from Shadid Trust. Bob Sullivan represented the tenant.
