Logan OKs 3 warehouses on island on Delaware River

LOGAN — A three-warehouse project on Raccoon Island has gotten its final local approvals almost exactly two years after the township placed a “redevelopment zone” label on most of the Delaware River island.

The warehouses will go onto roughly 72 acres off Floodgate Road and Route 44. The land is included in about 615 acres, nearly all of the island, that has been marked for special development attention since September 2021.

Floodgate Road LLC, the developer, got its final approvals at the Oct. 16 meeting of the zoning board. The developer plans the buildings as speculative ventures.

The largest warehouse will be 200,000 square feet in size, including office space. The others will be 82,500 and 84,750 square feet.

Raccoon Island is a development challenge, partly due to small-scale road infrastructure but largely because of the presence of extensive wetlands limiting the amount of buildable land.

Its big plus is proximity to major highways, especially I-295 as its passes through nearby Bridgeport.

The site bounded by Floodgate Road to south, Bridgeport Speedway to the west, Gibbstown to the north, and Route 44 to the east.

The buildings will be basic “bulk” warehouses for large items and intended for sale to small- and medium-sized companies, according to developer John Kainer.

The zoning board issued four unanimous approvals at its Oct. 16 meeting. The applications were what is known as “by right” plans, meaning they complied with local regulations and essentially were guaranteed approvals.

No members of the public spoke at the hearing, according to the township.
