If you are getting ready to sell your home here in Mississippi, you might want to make sure you take care of every detail ahead of time.

That's because recent research suggests that Mississippi is among the nation's worst in being able to sell a house in a reasonable amount of time.

The research by real estate company PortlandRealEstate.com analyzed Zillow data to reveal the average number of days it takes to sell your home in each state.

Hawaii takes the top spot as taking the longest time to sell your home when compared to all 50 states. The median number of days a home in this state is on the market for is 65 days.

In second position is Louisiana where it takes on average 60 days to sell your home with Opelousas taking the longest at 87 days.

Mississippi comes in as the state with the third longest length of time taken to sell your home. The average time for a home on the market is 58 days. Greenwood is the area within Mississippi that takes the longest time to sell a home at 120 days, over double the median for the rest of the state.

However, one real estate expert in the Metro area said the data may be skewed.

Rick Henson of McIntosh and Assoc. LLC said that with anything else to do with real estate in Mississippi, it's all about location.

"Mississippi is a large state. So, what goes for one area doesn't necessarily go for another," Henson said. "Mississippi also doesn't have the population that a lot of states have. Therefore, a poor market in one portion of the state can skew the results in other areas that have a strong market."

In fact, Henson said the housing market within the metro area is robust as well as others.

The average days on market for the area of Hinds, Rankin and Madison counties of Central Mississippi is 28.6 for last 6 months of 2022 and 47.8 for the first six months of 2023.

"The Gulf Coast, the Southaven area and here in the Metro are very hot," he said. "The Jackson area and Hattiesburg are doing really well. However, if you try to sell a house in Kosciusko, it may take a while. It's just numbers, because there aren't as many people moving to those places."

Henson said the one thing that does surprise him is that some sparsely populated states like Montana, at No. 9, aren't higher on the list.

After Mississippi on the list fourth position are New Mexico and Florida where in these states, it takes on average 55 days to sell your home. This is 13 days longer than the national average of 42 days.

New York comes in fifth position with an average of 54 days on the market for your home before an offer is accepted.

"What we do know is that a lot of people from California and other Western states are moving to Montana. So, that could be the reason for Montana's numbers," Henson said. "For here though, if you have four houses that take only 20 days to sell, and then you have one that takes 400 days, the numbers are skewed. That is what we are looking at. But here is the bottom line. There will always be people who need to buy or sell, regardless of interest rates or the economy. But if you are outside the larger trade areas, it could take a while. So, it really is about location."
