Residents are starting to move into One at the Peninsula, a new apartment complex in the Franklinton neighborhood across the Scioto River from Downtown that raises the bar on Columbus rents.

The complex includes penthouse apartments that top out at $7,999-a-month rent, making good on the company's pledge four years ago to build the most expensive apartment in the city.

What you get for $8,000 a month

For that almost $8,000 a month rent, the tenant will get 2,157 square feet of space, 25-foot ceilings, a balcony off each of the three bedrooms, a 48-foot-long living and kitchen space, three-and-a-half bathrooms, and floor-to-ceiling windows with a postcard view of Downtown from the 11th-floor perch.

They also get to enjoy the building's extensive amenities, which include attached parking, coworking space, a gym and a rooftop lounge with a pool.

That $7,999 rent would cover the mortgage on a $1.5-million dollar home (assuming 20% down). Those looking for something more modest can choose from two neighboring penthouses, also three bedrooms and also with 25-foot ceilings, but a cozier 1,756 square feet. Those can be had for $6,650 a month.

In all, One at the Peninsula offers 16 penthouses, ranging from $2,095 to $7,999. While the three most-expensive are still available (and still under construction), 12 of the remaining 13 are spoken for, even though some are months away from opening.

"Everyone who's come in said they've been watching it being built from the beginning," said Anthony McKenzie, property manager of the complex, which was developed by the Indianapolis firm Flaherty & Collins.

One at the Peninsula includes 330 apartments in two connected buildings, one 11 stories and one six stories. The buildings share amenities, including the parking garage and a pet station. All apartments are pet-friendly. Rents and apartment designs range widely in the complex, starting around $1,100 a month for studio apartments under 500 square feet.

Tenants started moving into the complex at the end of March and all apartments are expected to be available by the end of July, McKenzie said.

The penthouse rents were forecast by the company in 2019, before construction had even begun. Deron Kintner, general counsel for Flaherty & Collins, said then the apartments would be the most expensive in the city.

"We want to set the bar on luxury in the market," Kintner said at the time.

One at the Peninsula is part of the first phase of the 26-acre Peninsula development on the west side of the Scioto River next to COSI Columbus.

In exchange for rezoning, tax breaks and city expenses on the development including the parking garage, Flaherty & Collins agreed to make rent on 10% of the apartments affordable for those making no more than 100% of the area's median household income ($78,720 a year), and another 10% for those making no more than 80% of that income.

Other expensive apartments

One at the Peninsula is one of at least four Columbus-area complexes with apartments that rent for more than $5,000 a month, according to Apartments.com. Others include:

  • Hubbard Park Place, 797 N. Wall St. in the Short North, where a 1,750-square-foot, three-bedroom, three-bath apartment can reach $5,995.

  • The Quarry, near Marble Cliff on the West Side, where a three-bedroom, three-bath, 1,537-square-foot townhome with attached garage rents for $5,063.

  • Bridge Park, off Riverside Drive in Dublin, where a four-bedroom, three-bath, 2,792-square-foot townhome tops out at $5,600.
