The cost of a mid-priced home on the Mississippi Coast varies widely for cities from Bay St. Louis to Pascagoula.

The Sun Herald looked at median prices listed by online real estate website redfin.com. Redfin’s most recent information shows median prices in June for real estate markets across the Coast and compares them to those same prices a year earlier.

The median represents the middle price, between the highest and lowest prices, that houses sold for. It’ also can be a better market indicator than the average price because one house sold at a very high or low price can skew the average.

Here’s what Redfin reported for selected Coast cities for June 2023, compared to the previous year:

  • $490,000 was the median price for a home in Bay St. Louis, up 30.7%.

  • $291,000 was the median price for a home in Pass Christian, down 17.6%.

  • $205,000 was the median price for a home in Gulfport, up 10.8%.

  • $214,000 was the median price for a home in Biloxi, up 19.2%.

  • $277,000 was the median price for a home in Ocean Springs, up 2.9%.

  • $145,000 was the median price for a home in Pascagoula, up 11.5%

What does a home buyer get for their money? Here’s a look at homes in the mid-price range for each city listed.

Bay St. Louis real estate

The city with the highest median home price attracts New Orleans residents and others who want a second home in a waterfront community with a vibrant downtown, and unparalleled beach and waterfront views along the Bay of St. Louis and Mississippi Sound.

The city has a mix of historic mansions, cottages and newer homes, including a listing in The Courtyards at Dunbar on Dunbar Avenue.

A patio home selling in the subdivision for $499,900 was built in 2022 and is priced at $289 a square foot. The real estate listing at zillow.com boasts that the home has “custom everything!”

It’s also Energy Star-rated, which means lower utility bills and energy consumption. A few features worth mentioning in the three-bedroom, two-bath home: an LED fireplace, quartz countertops, custom window treatments and vinyl plank flooring. There’s also an enclosed private patio, rear parking and a two-car garage.

Pass Christian house for sale

The city that is also a popular retreat for residents from the New Orleans area also features stately beach mansions, quaint cottages and houses on stilts to prevent flooding.

A house that fell near the middle-market price in The Pass, as it’s often called, is listed at $275,000 on Greenwood Drive in the Timber Ridge subdivision.

It’s a unique two-story house with new wooden steps climbing to a generous front deck. Built in 1984, the home’s listed price amounts to $147 a square foot. The three-bedroom, two bath house has been completely renovated, according to the Zillow listing.

The primary suite downstairs opens onto a wraparound, covered porch. The two additional bedrooms and a bath are upstairs. The house has high ceilings, ceiling fans and an open-concept floor plan.

Gulfport house available

A house in the popular Bayou View neighborhood of Gulfport is on the market for $209,900, or $135 a square foot. The home on Washington Avenue was built in 1959.

The house has three bedrooms and 2 3/4 baths. New flooring has been laid in the living area and breakfast room, with new blinds in most areas, the Zillow listing says. A workshop and storage shed on the half-acre property include electricity. The home also has a one-car garage and access to an alley.

While the home is still on the market, an offer has been accepted contingent on the buyer’s sale of their house, says listing agent Cindy Creel of Century 21 J. Carter & Co.

Biloxi area house listed

The price has been dropped by more than $5,000 on a house now listed for $219,900 in St. Martin, the Zillow listing says.

The brick home with front-facing garage has four bedrooms and two baths. It is priced at $105 a square foot with a total of 2,094 square feet.

The house has a large living area with a pantry, laundry room and split-bedroom layout, the Zillow listing says. The house, built in 2007, is located on a cul-de-sac in a quiet neighborhood..

Other features include granite countertops and a breakfast bar in the kitchen.

Ocean Springs home for sale

A brick veneer home in Ocean Springs is listed for a mid-range price of $265,000, or $140 a square foot.

The three-bedroom, two-bath house was built in 2006. The house has new stainless steel appliances and vinyl plank flooring, along with new decorative light fixtures and new faucets throughout, the Zillow listing says.

The primary bathroom features a tiled, walk-in shower, separate soaking tub and double vanity, while a second bathroom has been updated within the last few years.

An upstairs bonus room is available for an office, bedroom or other use.

Pascagoula real estate available

It was built in 1940 and is priced at $103 a square foot. The house in the Eastlawn subdivision features unique arched doorways, two bedrooms on each end and vinyl flooring, the Zillow listing says. The original list price has been lowered by $10,000.

It comes with an electric range, dishwasher and refrigerator, and has an indoor laundry. The house also has an attached carport with two covered parking spaces and a front porch.
