Lost Rabbit town center nearly complete. See what will be there

While the residential sections of the Lost Rabbit subdivision in Madison have flourished the last 10 years, the town center area has largely languished.

However, the father-son team of Todd and Sam Everett purchased buildings in the area in 2018 and are now seeing the fruits of their labor.

Phase 1 and 2 were completed around 2018. Phase 3 began in the fall of 2022 and is nearly complete.

They are following in line with the original concept of the town center of a retail/commercial/residential Town Center. The building on Republic Street was virtually unfinished. Now, though, a general store is slated to open early in June and a bar and restaurant will come along to help populate the are later in the summer.

"It is an exciting time to be out in Lost Rabbit," Todd Everett said. "It's encouraging to see a lot of good things happening."

The building is expected to open in the early part of June with the condominiums opening shortly thereafter. An adjacent craft cocktail bar is slated to open this summer. The store and bar are open to the public.

Because of its location on the edge of Madison on the reservoir, many people haven't seen the progress being made in Lost Rabbit in some time. However, there are hundreds of houses completed and the town center that also has a marina attached was the last thing to complete the vision of the community that was started more than 15 years ago.

It was designed as a traditional neighborhood development like along 30-A in Florida panhandle similar to Seaside, Rosemary Beach and Alys Beach.

"So, what sets this apart from other developments in the Jackson area is the the town center," Everett said. "You will now be able to walk to work, you can walk to the general store, you can walk to the merchants. It just has the old town charm and feel located right along the reservoir. It has all finally taken off."

He said that when he and his son began doing their due diligence on the project, they traveled and toured many of the neighborhoods and communities Lost Rabbit was mimicking.

What they noticed in every instance, was the location of a general store. Seaside has Modica Market. Rosemary Beach has the Rosemary Beach Trading Company and Alys Beach has the Holiday Cafe.

While Everett is not quite ready to make a formal announcement, he said there are local operators ready to open shop with a general store in the early part of June.

"They have general stores in other parts of the Jackson area," Everett said. "They will have vegetables and pastries and soda fountains. There will be walk-in craft beer coolers. It's going to be the type place where you walk in and people know your name. They will provide the type of service that we thought would complement the town center really well."

The general store will also open a concierge service that will deliver items from the general store to residents of Lost Rabbit as well to people on boats using the marina.

As for the restaurant, Everett said construction is also nearly complete as a local restauranteur will open a craft cocktail bar in the same building as the general store.

When completed, it will offer food, craft cocktails, appetizers and other fare.

"That project is a little bit behind because of equipment delays," Everett said. "It will be an upscale craft cocktail bar. It is going to be super nice. It will open this summer for sure."

Above the general store and the craft cocktail bar will be upscale condos.

"We have had people come and look at these and tell us they are the nicest for condominium living in the state of Mississippi," Everett said. "There will also be a private rooftop terrace and more commercial tenants that will complete the area. There a lot of positive things happening out here."
