Lottery for affordable housing units in Fair Lawn underway

A lottery for three affordable housing units in Fair Lawn, one in a luxury apartment building downtown and two in a two-family house, is underway.

The lottery for the three units began on July 2, and priority will be given to residents in Bergen, Hudson, Passaic and Sussex counties before consideration is given to those outside this area. The application deadline is Sept. 2.

A flyer from developer Rock Solid Builders, posted on the borough’s website, details the three affordable housing units, one of which would be at 12-01 River, a “boutique building” of 16 new apartments in downtown Fair Lawn on River Road, and two apartment units at 17-08 11th St., a two-family home.

Rent is estimated to be around $1,355 for the 12-01 River Road one-bedroom apartment, and estimated rents for the two-bedroom and three-bedroom apartments at 17-08 11th St. would be $813 and $939 respectively, the flyer says.

The 12-01 River unit would be for “moderate income” applicants, which is considered within a range from $42,144 to $67,431 for a single person. Two people whose income ranges between $48,165 and $77,064 and three people whose income ranges between $54,185 and $86,697 would also be considered for the “moderate income” category.

For the two 17-08 11th St. apartments, applicants would need to be considered “very low income.” The maximum income limit to be considered in the "very low" includes a single person who makes $25,286 or two people who make $28,899 combined.

The 12-01 River building is next to an NJ Transit bus stop and features a lounge, a fitness center and an Amazon package storage system, according to the developer’s official website for the building. Market-rate units for the building start at $2,650, the website says.
