A new luxury apartment complex is coming to North Myrtle Beach. Here’s where it will be

North Myrtle Beach is getting a new apartment complex. The Exchange at Sunset Grove is a new apartment expected to open on the Grand Strand.

The new development is next to the Anderson Brothers Bank, located at 1799 Highway 17 North in North Myrtle Beach. Sunset Grove’s future location had its trees cleared recently.

The complex will have five buildings with 123 luxury apartments and storefronts on the first floor of each building, comprising 61,000 square feet.

The apartments will consist of one-bedroom, two-bedroom, and three-bedroom floor plans, and the average rent will be $2,250 a month. Sunset Grove will also have a pool, a park, green space, and an amenity center for residents.

The goal is to create a community where people can live in luxury while having high-end shopping within walking distance, co-owner of the project Mendel Bell said.

“It’s about high end; it’s also about just being unique to the community itself. We’re not just focusing on any chains or anything like that,” Bell said. “We’re focused on unique things and things that North Myrtle Beach doesn’t currently have as far as retail goes, whether it be with dining or shopping.”

Bell and Brian Ammons own the development as part of the Salt Marsh Development company, and Carmen Whitley-Shaw is the broker in charge. No vertical construction has begun, but the building will commence either in late January or early February 2024.

Potential stores include an interior decoration store akin to Anthropologie, a clothing outlet, and others. Bell added that the new complex would also have a high-end restaurant but could not disclose what the restaurant would be and did not say how much the project would cost to complete.

One of the businesses that will occupy The Exchange at Sunset Grove is co-owned by Bell.

Bell is the co-owner of Touch MedSpa in North Myrtle Beach, which offers clients treatments like Botox, lip and face fillers, laser treatments, and other services. Bell said Touch MedSpa will leave its current location, as Bell said the business had outgrown its current location at 702 6th Avenue South in North Myrtle Beach.

New residential communities with more on-site services are familiar to the Grand Strand. Other recent developments have offered residents amenities, and Myrtle Beach area residents have said they want more up-scale luxury retail options.

For Bell, The Exchange at Sunset Grove combines both trends.

“The nice thing about this property is not only do we have living space for people within the city (of) North Myrtle Beach, we’re also going to have commercial retail on that property,” he added. “It’s very advantageous for the community as a whole.”
