Luxury rental project to rise near White Plains train station, filling a gap after decades

Construction on a high-rise mixed-use development in White Plains footsteps from the city's train station is expected to be completed in the first half of 2024, the project's developer announced Wednesday.

Once the Gateway II project goes up, it'll offer 500 units of luxury rental housing and 19,000 square feet of retail space, as well as 60,000 square feet of amenities, according to developer Greystone Real Estate Partners.

The project, dubbed 25 North Lex, is expected to be a two-tower development built where a parking lot currently sits across the street from the Gateway I office building on North Lexington. The site is finally seeing construction on it after plans for an office complex in the 1980s failed because the developer at the time had financial troubles.

The project would hold 755 parking spaces with most going toward 25 North Lex and the rest allotted for the Gateway I building.

Only 15 units on site will be affordable while the other 25 affordable units will be bought out by the developer, according to documents submitted to the city last year. The nearby Westchester County bus depot for the Bee-line bus service and separate parking structure on New Street would not be affected by construction, according to the developer.

A groundbreaking occurred Wednesday afternoon with local elected officials and members of the development team.

White Plains Mayor Tom Roach called the groundbreaking an "important milestone" for the city. In a statement, he said the project will amplify improvements that have been made to Metro-North Train Station. A $95 million renovation of the train station was completed last fall.

The intersecting towers of 16 stories and 25 stories will be built on top of a four-story podium that would cover a parking lot. The multifamily rental units will include one-bedroom, two-bedroom, three-bedroom and studio apartments.

Amenities include a fitness center, children's rooms, dining and meeting rooms, sports/media lounge and golf stimulator. The building will also have two outdoor areas for recreation. More than 800 residents are expected to live in the new complex, according to the developer.

Greystar operates $230 billion in real estate in 215 markets globally. This project would be the South Carolina-based company's first residential complex in New York.

Gary Kerr, Greystar's managing director, said in a statement the location is "ideal for those seeking a dynamic live/work/play setting."
