A “new-concept” hotel could be the latest addition to Leland’s growing hospitality industry.

Plans were recently submitted to the town of Leland for a Marriott StudioRes, which Marriott International describes as “an innovative new lodging concept designed from the ground up with a specific customer and a specific owner in mind.”

The hotel is proposed to go near Brunswick Forest, at the intersection of Provision Boulevard and Brunswick Village Road. It's an area of the town that continues to see development, with the recent addition of a Refuel and Brunswick Forest's senior apartment complex, "Inspire."

Designed for customers looking for a “smart, functional design” at affordable prices and owners looking for cost-efficient building and low-cost operation, the brand includes furnished studio rooms with queen beds and kitchens. The brand is designed for extended stays, offering communal workspaces, fitness rooms, covered patios, laundry and vending areas.

Marriott touts an efficient staffing model for this brand of its hotels, with no breakfast and housekeeping just weekly rather than daily. The StudioRes concept offers 24/7 front-desk availability.

If approved, the Leland location would be one of the country’s first Marriott StudioRes hotels. Marriott International broke ground on the first StudioRes brand hotel in January in Fort Myers, Florida.

This hotel would be the fourth in the growing town. Leland has a Best Western near the Walmart Supercenter and a Holiday Inn Express near the Magnolia Greens community.

The most recent hotel to open in the town was a Tru by Hilton, which was constructed last year near Waterford Village and the Harris Teeter in Leland. Tru is Hilton’s midscale brand, which hit the 250-hotel milestone last year.

The Tru location includes of 99 rooms and is located near the county’s golf courses and beaches, and sits just a 10 minute drive from downtown Wilmington and the Battleship North Carolina.

Plans for the Marriott StudioRes are currently being considered by the town’s technical review committee. The submitted plans outline a more than 55,000-square-foot building surrounded by 129 parking spaces on the 2.56-acre site.

The plans also include a proposed grill area on the site and a handful of electric-vehicle charging stations.

The site is located in the town limits of Leland and is zoned for commercial business.
