Major housing development near CSU Channel Islands will see first residents soon

The first residents of a nearly 600-unit housing development near CSU Channel Islands are on track to move in later this year.

Dubbed Anacapa Canyon, the development will bring 310 market-rate apartments, 109 townhouses and single-family homes and 170 affordable apartments for seniors to the University Glen neighborhood. The community is adjacent to the campus south of Camarillo.

The project broke ground in February 2022.

Nick Bridges, managing director with developer Kennedy Wilson, said the first houses and townhouses will close escrow in November and December.

Eight townhouses and nine single-family homes are complete and most have been sold. The remaining units will come on the market in phases to meet demand. Pricing for townhomes starts at $600,000, while single-family homes start at $700,000.

Seniors 55 years and older will begin moving into the affordable apartments in February. The one- and two-bedroom apartments will be located in a single horseshoe-shape building.

Bridges said the number of seniors on the waitlist for the apartments is nearly double the available units.

“It’s a testament to the demand and need for affordable housing in Ventura County,” he said.

The units will be available to seniors earning 30-60% of the area median income. The median income for a family of four in Ventura County is $123,500, according to state data. To learn about the affordable apartments, visit vintageatanacapa.com.

The initial market-rate apartment units will start to welcome residents in February. Bridges said the final buildings will be filled in summer 2025. Pricing on the senior and market-rate apartments wasn't available Friday.

On Thursday afternoon, construction crews moved through the 32-acre property among nearly complete buildings designed in classic Spanish style.

Various amenities were also starting to take shape.

Furniture had been moved into a clubhouse in the center of the development. The clubhouse will feature large areas for communal gatherings, a pool, fitness center, two spas and a fire pit.

Walking paths, parks and playgrounds are also spread throughout the development, which lies northeast of the university.
