Manatee, Sarasota developer achieves 2021 home sales goal for Parrish community nearly 2 months early

A master-planned community developer reached 350 home sales earlier in November at a property in Parrish, according to a news release from Neal Land & Neighborhoods.

North River Ranch, just off U.S. 301 in northern Manatee County, is Neal Land & Neighborhoods flagship community in Parrish and with the sales milestone reached this month, the local real estate developer reached its 2021 sales goal nearly two months early, according to the release.

“While fall is historically a slow period for the housing market, the fact that we have continued to sell at a rapid pace the past couple of months and released additional homesites to our builders shows that demand remains strong,” John A. Neal, president of Neal Land & Neighborhoods, said in a statement. “Available new construction homes are hard to come by, so we’re working quickly to fill that void for eager homebuyers in the entry-level, move-up and pre-empty nester segments.”

In October, Pulte Homes joined KB Home, Park Square Homes and Homes by WestBay as the builders of the North River Ranch's debut neighborhood of Brightwood.

David Weekley Homes and Neal Communities have started building houses in the community's second neighborhood of Riverfield. In addition to single-family homes, there are also townhomes available in that neighborhood, according to the news release.

Homes in North River Ranch range in price from the $200,000s to $800,000 with the average home sold in October coming in at $378,000, according to the news release.

“As we expected, prices have increased as we’ve progressed in the construction process at North River Ranch, which is typical for a new community," Neal said in the news release. "However, compared to industry averages, we’re a highly desirable choice for buyers looking for new construction homes in an amenity-rich community."

Residents of North River Ranch have access to two amenity centers including a pavilion in Brightwood and recently finished verandah in Riverfield. There's also a resort-style pool and covered outdoor living room area, according to the news release.

Additional amenities include a bike share program, multiple outdoor avid fitness stations, future biking and hiking trails, playgrounds, open green spaces. There will also be at build-out two village centers serving the community with a grocery store, restaurants, medical, offices, and shopping.
