MAP: Here are the cities gaining in popularity among homebuyers in the South Florida area

Three cities in southern Florida rose in the ranks among the most popular ZIP codes among homebuyers, as shoppers prioritize affordability and location in their search for a house.

ZIPs 33433 (Boca Raton/Sandalfoot Cove), 33033 (Homestead) and 34983 (Port St. Lucie/RiverPark) were new in the rankings of hottest ZIPs in an analysis done by Opendoor, a digital platform for selling residential real estate.

Two of the ZIP codes on the list originated outside of the immediate tri-county area, signaling a growing trend as buyers turn to the Treasure Coast to find affordable, new construction homes with amenities. Three ZIPs came from Broward County, four ZIPs came from Palm Beach County and one came from Miami Dade County.

Here is the full list of the ten hottest ZIP codes in the southern Florida area:

  1. 34953 – Port St. Lucie (St. Lucie County)

  2. 33321 – Tamarac (Broward County)

  3. 33411 – West Palm Beach/Royal Palm Beach (Palm Beach County)

  4. 33437 – Boynton Beach (Palm Beach County)

  5. 33063 – Margate/Coconut Creek (Broward County)

  6. 33446 – Kings Point (Palm Beach County)

  7. 34983 – Port St. Lucie/River Park (St. Lucie County)

  8. 33433 – Boca Raton (Palm Beach County)

  9. 33319 – Lauderhill/Lauderdale Lakes (Broward County)

  10. 33033 – Homestead (Miami Dade County)

To find the hottest ZIP codes, Opendoor looked at the number of homes sales that went under contract within 90 days of listing, collecting data from March 1 to June 1.

“It’s insane, there is one new development after the other. Many of them offer amenities like gardening centers. It’s much more community based in these areas and there has been so much poured into the town,” said Jeff Lichtenstein, founder of Echo Fine Properties in Palm Beach Gardens.

And for the 33433 ZIP, buyers are drawn to this area due to its location and close proximity to the beach, and highways, Lichtenstein added.

“It’s smack dab in the middle of everything,” he said.

Many of the other ZIP codes have remained popular over the past six months, such as Tamarac, due to buyers looking for places where home prices may not have risen as much in an environment of rising interest rates.

“In a lot of areas where affordability is possible, buyers are getting homes there so they can get some housing where they couldn’t otherwise,” Patty Da Silva, broker with Green Realty Property in Cooper City, said previously. “As rents continue to stay really high, and affordability continues to be an issue, people have to go toward the cheaper places.”

It’s likely that buyers will keep moving farther north in the future, Lichtenstein said.

“I think you are going to see more movement to the north and I think more to the west, where a lot of lot of the newer construction is going to be,” he said.
