The first Winter Season for Antilles’ new homeowners has generated a happy mix of activities.

Everything from food to furniture and sports to worship services had to be sorted out from scratch and set in motion. A happy exchange of information and hot tips has grown into Antilles’ own grapevine as residents learn the ins and outs of their new homes, new community, new service providers, and all the accompanying on-line Product Registration Forms and Owners Manuals. To whatever degree of involvement suits each family, good humor, common ground and willing workers have made tasks easier and become the basis for friendly greetings and a growing sense of shared history in the new community. Their rewards are year round sunny weather and all the nearby resort attractions of Naples and Marco Island - plus Antilles own quiet setting. As a result, the 68 new construction residences of Phase One became a sold out success in record time, featuring timeless West Indies Island style architecture as handsome as it is balanced, executed in soft tones with sharp black and white trims for a contemporary presentation. The remainder of its 212 Coach Homes will be built in a rolling construction format until the development is completed.

The first release of new 2022 Grand Coach Homes is more than 60% sold out. Site work on the second release has begun, and a waiting list for future Grand and Classic Coach Homes will be compiled, as it was for the current first release of Grand Coach Homes, which are priced from the mid-$500,000’s for a well appointed residence.

All of Antilles’ Coach Homes are 4-unit buildings with attached Garages, 3-Bedroom floorplans and deep screened-in Lanais, which are built in 2 sizes and all offer single-floor residences. Grand Coach Homes are the largest and include 2-car Garages. Its first floor Nevis plan offers 1,980 square feet under air and features a side Entry that gives it a big-screen kind of Great Room impression as soon as you open the door. The upper floor Montserrat floorplan includes 2,444 square feet under air and features a first floor Entry that sets it apart for its private, single family home ambience. Both floorplans feature large Kitchens with 2 wide walls of cabinetry and oversized central islands. At almost 9 feet long, they can accommodate 3 or 4 seats at their graceful, curved edge Quartz countertops and feature enough overhang at each end for 1 or 2 more, making them just about communal. Islands are built to counter height, drawing in family and friends for casual seating while being deep enough that they can linger and enjoy the happy chaos of a meal coming together. They are opposite and widely spaced from cooking areas, with enough elbow room for multiple cooks and conversations to comfortably coexist. Good lighting from recessed and pendant fixtures and a shelf lined walk-in Pantry large enough to require its own ceiling fixture complete the well planned Kitchens.

Construction of Antilles Classic Coach Homes will begin shortly. As starter properties, they will continue to occupy a significant segment of the 54-acre community’s composition. Upper floor Tobago floorplans feature treetop preserve views and higher ceilings with cove detailing. Since Antilles is bounded by walls or preserves, its top floor views in particular are uninterrupted in all directions. The Tobago offers 1,509 square feet of living space designed in a split Bedroom format, with the Master Suite located across the residence from the other Bedrooms. The first floor Saba is larger, at 1,537 square feet under air and its floorplan mirrors the Tobago’s. It features direct Garage access and all Classic Coach Homes include single car Garage parking.

The standard features included in the purchase price of Antilles’ homes distinguish it from other new construction projects, and have been influential among value-oriented buyers as they compare other development’s offerings to Antilles’ where solid core 8-foot interior doors with Merano hardware, high ceilings, quartz countertops, Kohler fittings,16 SEER Carrier A/C systems and windows and exterior doors that are wind-rated to the exacting Miami/Dade standards are included, in addition to its long list of superior specifications.

Construction standards include structurally engineered reinforced concrete slabs with vapor barriers. Concrete block construction includes moisture resistant exterior drywall and R-4.1 Fi-foil insulation on the masonry walls. Ceilings include R-30 insulation and concrete roof tiles are engineered with tie-downs

One of the designer models available for daily viewing is presented with no upgrades except its showroom quality furniture and accessories to illustrate what the Antilles’ purchase price includes. Note the high ceilings and wide wood trims and baseboards. Wide profile porcelain tile is standard in all living areas with carpeting in the Bedrooms. Solid wood Shaker style cabinetry includes 42-inch high Kitchen uppers, all with soft-close features. Every unit includes a Pantry, Laundry Room and walk-in Master Suite closet. All Closets include custom built-in wood shelving systems to promote air circulation. Master Baths feature double sink vanities and separate commode rooms with privacy door. Oversized glass shower enclosures are tiled floor to ceiling and fitted with rain forest shower heads and substantial frameless glass doors. Laundry and stainless steel Kitchen appliances are included.

To view the full range of Antilles’ standard appointments and options, visit the Sales Center in the Flamingo Club at Antilles which was designed to become the heart of the community, offering 14,000 square feet of pure luxury, indoors and out. Concierge and executive services are managed here and the Catering Kitchen and state of the art Exercise and Fitness Center are to the rear. The huge Gathering Room offers varied socializing, lounge and TV areas plus separate dining or game table seating. It occupies about one-half of the Club’s 5,000 square foot expanse, with wall-to-wall views of the 9,000 square foot outdoor living area. Outside the enclosed Resort Pool area, and in consideration of the noise levels of active sports, Antilles’ regulation Bocce and Pickleball Courts have been purpose built away from the residences. A 4-hole putting green has been added to the community’s list of amenities. JMD Development adapted a popular feature of high-rise living for the benefit of Antilles’ homeowners. Guest Suites are available for the owners’ occasional use on a first come, first serve basis. Due in part to the fact that it does not have a CDD, Antilles’ maintenance fees are low in comparison to other older and larger communities in the area.
