Marco Island tax office reopens, bar property and others for sale: In the Know

While there might not be a lot of vacant land left on and near Marco Island, existing commercial real estate is a hot topic. In some cases, just a floor in a building is for sale. In other cases, an entire building that could be razed for more development.

Traditional leases are still happening, including a move that will benefit residents who for more than a year have been forced to leave the island to renew driver's licenses and vehicle registrations.

Marco Island tax office re-opens in temporary location

The Marco Island branch of the Collier County Tax Collector has re-opened after more than a year, in a new temporary location 650 East Elkcam Circle. Offices hours at Monday to Friday 8 a.m. to 5 p.m.

The office on Winterberry Drive was severely damaged by Hurricane Ian in September 2022. The damage exceeded limits set by the Federal Emergency Management Agency (FEMA) and the building will have to be razed and rebuilt, according to a press release from Collier County Tax Collector, Rob Stoneburner.

Once again, Marco Island residents, and those nearby in Collier County are able to stay close and get the following:

  • Florida Identification Cards

  • Partial Florida Driver License service (no testing)

  • Property tax

  • Vessel title and registration

  • Motor vehicle title and registration

  • Hunting and fishing licensing

Gator's Crossroads land for sale

Three properties including the location of popular bar and restaurant Gator's Crossroads and a Texaco gas station are for sale at the corner of Tamiami Trail and San Marco Road for just under $5 million.

The properties, which also include Service Auto Repair, have connecting parking lots. There's also an alligator enclosure and some chickens roaming around as well. Property records show the land belongs to John Scott and Janet D. Long of Palm City. They could not be reached for comment.

According to a notification on Loopnet, Gator's Crossroads pays $4,000 a month to rent the space that was built in 1952 and its lease is up Dec. 31. The Texaco gas station and convenience store doesn't have a current lease and pays no rent. This property was built in 1938. The auto repair business, constructed in 2021, also doesn't have a current lease.

Hammock Realty Corp. is the registered agent for the Texaco and the Service Repair business and will be selling the businesses separately – $250,000 plus inventory, new pumps and holding tanks for the Texaco business and $100,000 for assets including a U-Haul dealership license and used car auto dealership license.

Car wash, more commercial land for sale

A Tech Auto Repair and car wash at 805 E. Elkcam Circle on Marco Island is on the market for $1.75 million. It's currently under contract, ReMax realtor Steve Purcell said in an interview.

Back on Marco Island, A Tech Auto Repair at 805 E. Elkcam Circle is under contract, Re/Max Realtor Steve Purcell said in an interview. On the market for $1.75 million, the property is currently used as a car repair and car wash in a 2, 213-square-foot concrete block building with 16 parking spaces. Only the land and building are included in the price; the inventory is for sale as well and is negotiable.

Re/Max also is putting the sixth floor of the former Regions Bank building on the market, Purcell said, for $1.75 million. Located at 606 Bald Eagle Drive, the building houses a physicians' practice, a mortgage lender and a wellness company, among other businesses.
