Market Snapshot: Promenade Estates a family-oriented section of Palmer Ranch

One of the newer neighborhoods in south Palmer Ranch, Promenade Estates features large, single-family residences in pleasing environs. Good location and generous amenities foster an attractive, active Florida lifestyle.

Started in 2019, Promenade Estates has sites for 352 homes. Most of them surround the dozen or so retention ponds and lakes, with the largest gracing sparkling water fountains. The rest of the dwellings back onto greenbelts and the large wetland preserve on the east side of the community.

A striking sentinel overlooks the main divided entrance on Honore Avenue. The top looks a little like an airport a traffic control tower. Its stonework foundation is a walkway portal. The central island leading up to the gate is lined with flowering shrubs and palm trees.

The other entrance off Bay Street – also divided – faces the northern reaches of Oscar Scherer State Park. An entrance to the Legacy Trail is less than a mile to the west.

“It’s a family-oriented neighborhood,” said Armanda Marchesello, broker for Waterside Real Estate. “In Palmer Ranch, where many neighborhoods cater to retirees and empty nesters, that’s not always the case.”

To that end, amenities include a playground/tot lot and a waterslide for kids by the community pool. Schools in the district include Laurel Nokomis Elementary and Middle and Venice High. Pine View School for the Gifted is three miles away.

Each builder offers one-and two-story models whose starting prices range from the mid-$500,000s to the lower $700,000. A few homes have private swimming pools.

D.R. Horton, headquartered in Arlington, Texas, and America’s largest home builder, has models featuring four bedrooms and bathrooms, with two-car garages, in Florida contemporary designs. Open floor plans range in size from 1,828 to 2,650 square feet of living space. Kitchens come with stainless steel appliances and granite countertops.

M/I Homes, which has its headquarters in Columbus, Ohio, sells three- to five-bedroom and bathroom homes with three-car garages and 2,309 to 3,653 square feet under air. A number of the models have Tuscan-style stonework elements as part of the front façade.

There are also a few resales in Promenade Estates. Marchesello’s pending sale at 12635 Night View Drive is an M/I Homes Crystal model with four bedrooms, four baths and 3,119 square feet under air. Sitting on a corner lot, it has a private swimming pool with covered lanai. Green features include whole house water filtration, dual A/C and smart thermostats.

“My owners built it as a single-story home and added an upstairs that can be used a guest room for visitors,” she explained. “They put in $300,000 in upgrades and then got a job offer which required them to move elsewhere.”

Promenade Estates has an excellent location. Because Bay Street now connects Honore Avenue and the Tamiami Trail, Nokomis Beach is only 2.7 miles away. With the recent opening of the Sarasota Memorial Hospital’s Venice branch on Laurel Road, medical services are close by. Easy access to I-75 via S.R. 681 and the Laurel Street entrance makes travel north and south convenient.

For the active minded, there is a resort-style swimming pool with a fitness center at the clubhouse, as well as sand volleyball courts, a half basketball court close to the Honore Avenue entrance. Nearby golf courses offer play and memberships. Oscar Scherer Park has kayaking and canoeing, walking trails and birdwatching.

Promenade Estates has a dog park for large and small pets. Homeowners association fees are relatively low – $102 a month. There are no CDD fees.

Besides the brand-new homes, there are currently two resales on the market in Promenade Estates, priced at $699,000 and $725,000.
