Massive 470-acre ranch property in the Kansas Flint Hills to be auctioned this month

If you’ve ever wanted to own a lot property in the Flint Hills, now might be your opportunity.

In all, 470 acres of land there is set to be auctioned off Nov. 28. The property is owned by a joint venture under USA Land Group, according to an official running the auction.

“From big game hunters to ranchers or developers, this property gives buyers a range of opportunities to explore. Phenomenal views encircle open pastureland with good perimeter fencing, 10 ponds, excellent wildlife habitat, and homestead properties with electric and rural water lines,” a release on the property reads.

Just in time for hunting season, the 470-acre land will be auctioned off in six individual tracts, which range from 37 acres to 149 acres.

The land is all undeveloped except a hay barn on tract four.

“One thing to keep in mind, from a buyer’s perspective, is you’d have the opportunity to buy any of those individual parcels that are going to be offered or or the entire property, or really any combination thereof,” Brent Wellings, auctioneer and broker with Schrader + Wellings Real Estate Auction Co., told The Eagle. “Our system allows buyers to be able to participate in the sale and in the manner that best fits their needs.”

The property, at 1929 Road 10, in Piedmont, Kan., is close to northern Elk and Greenwood counties.

It has “extensive country road frontage and an excellent potential location for the headquarters or installation of RV hookups,” according to the press release.

The auctioneer said the property offers various opportunities, depending on a buyer’s needs.

“There’s some excellent potential home sites there included in the sale or other parts of the property,” Wellings said. “There are excellent recreational and hunting lands, and that is area that you know from a genetic standpoint, has some great trophy whitetails in northern Elk County, and so that’s an exciting ... part of the deal from the recreational minded buyer.”

Wellings said at the north end of tracts one and two there are also water lines.

“So that’s a nice feature there. It’d have access to some of the water utilities that sometimes can be tough to get on properties,” he said. “So yeah, there’s a little bit of something for everybody.”

Tips for attending the auction

The auction is taking place Nov. 28 at the Cox Building at 100 W. Washington St. at 6 p.m. Mountain Standard Time in Howard. There are no starting bids or target sale price, an official said, so whatever dollar amount the first bidder throws out will be the starting price.

If you’re planning on attending in person, Wellings recommends getting there early.

“We encourage you to show up maybe 30 minutes before the auction to get registered,” Wellings said.

If you can’t attend in person, but are still interested in the property, there are also ways to submit bids online.

“It will be streamed so buyers can watch the auction, bid from the comfort of their home if they want to, you know see everything that’s going to be happening in the room on their computer,” Wellings said. “If you do ... desire to bid online, just please get in touch with us two to three days before the auction so we can help get that arranged.”
