Massive Frederickson distribution and logistics complex lands national tenant

The massive redevelopment of land formerly owned by The Boeing Co. in Frederickson has a new tenant.

Harbor Freight Tools has signed on with FRED310, a warehouse/distribution development on more than 300 acres in the Frederickson area.

According to a March 30 release from Pierce County, the national tool retailer “has signed a build-to-suit lease totaling 782,875 square feet.”

FRED310 is at Canyon Road East and East 176th Street in Frederickson and is planned as a multi-building distribution and logistics center.

“Pierce County continues to be a great location for companies,” said Bruce Dammeier, Pierce County executive, in a statement. “I’m excited for the large investment this will bring to Frederickson along with the jobs we are attracting from out of state with this facility.”

The development of the site is the result of a 2021 land acquisition for $200 million and the Fred310 project is a joint development by commercial real estate firm Panattoni Development Co. and Crow Holdings Capital.

The Pierce County Economic Development department, along with the Tacoma-Pierce County Economic Development Board, worked with site selectors to learn about the site and incentives for the company, according to the county’s release.

Andriana Fletcher, media representative for the county, told The News Tribune in response to questions Tuesday that “There were no Pierce County incentives offered to Harbor Freight. Recruitment was done by the Panattoni Development Company.”

A team from Cushman and Wakefield last year closed on a more than 1.1-million square feet lease to Floor & Décor at FRED310.

“FRED310 is the premier, new industrial development in the Pacific Northwest,” said Scott Alan of Cushman & Wakefield, part of the FRED310 team, in a release.

“We are excited to add Harbor Freight as another significant and high-caliber brand to the project’s growing roster of quality tenants,” he added.
