Michigan's 1st Costco Business Center is coming to Southfield

Plans for Michigan's first Costco Business Center are moving closer to reality.

Costco recently purchased a 13.4-acre site in Southfield near the former Northland Center mall, where it plans to build the 160,000-square-foot business-oriented shopping warehouse.

The store would be an anchor for the future Northland City Center development that is now under construction and will feature housing, retail and restaurants.

News of the land sale, which closed early this month, was announced Thursday by the Friedman Real Estate Group, which advised the seller. The seller was Contour Companies of Bloomfield Hills. Contour is developing Northland City Center.

“It has already been approved by the city of Southfield and they have permits in hand," said Alan Stern, a senior vice president with Friedman.

Costco Business Centers are different from regular Costcos. Products are sold in greater quantities, for instance, and they don't have bakeries or pharmacies.

According to the Costco website, more than 70% of items in the business centers are different than those found in a typical Costco. Standard Costco membership cards also work in the business centers.

Southfield Mayor Ken Siver said Thursday that Costco has been eying the location since 2016. Northland Center mall closed in 2015.

“It’s honestly been an off-again, on-again project," Siver said of Costco's plans. "Part of it had to do with the pandemic and the economy and so on. But it’s become a reality and people are excited.”

A Costco representative could not immediately be reached for comment Thursday regarding the timeline for the store.

Mayor Siver said he was told that construction could begin almost immediately.

"So I wouldn’t be surprised if they opened by December because they put those boxes up pretty fast," he said. “And if it’s not December, then it would be early 2024.”

There are 16 Costco locations in Michigan and 24 Costco Business Center locations nationwide.

Northland City Center broke ground in fall 2021 and is a multiphase development. The initial phase is well underway and calls for 400 apartments as well as new retail and restaurants. Significant progress has been made on two all-new buildings facing Greenfield Road.

As part of the development, the original 1954 J.L. Hudson department store building is being transformed into a food and goods emporium called Hudson City Market.

Mayor Siver said he was told that Hudson City Market could be ready as soon as 2025.

“I can't wait for it to open," he said. "I keep telling people 'We’re going back to Hudson's!' "

Construction crews were busy at work Thursday afternoon. Davon Lane, 27, was among a half-dozen people at a bus stop across from where the new Costco would be built.

He remembers visiting the old Northland mall and said he is eager to see the new Northland open.

"I see how it is coming along, but it is taking some time," he said.
