Milk District property where new brewery will open sold for big profit

A property in the Milk District where a new brewery is preparing to open has been sold — and did so for a healthy appreciation from the price at which it traded hands just two years ago.

July Capital LLC paid $1.2 million for the property at 2807 E. South St. on May 19, Orange County records show. The 0.3-acre parcel includes a 2,584-square-foot retail building where Twelve Talons Beerworks is expected to open soon.

Records also show that Patmin LLC, the seller in the May 19 deal, bought the property for $500,000 in January 2021 — meaning its value increased 140% in roughly 28 months, not including any improvements. Patmin LLC is an Orlando-based entity related to Minesh Patel, a local entrepreneur who also previously owned Wally’s Bar & Liquors.
