Mixed-use project coming to NoDa in 2024 features two new entertainment concepts

Two new businesses will be opening in the new mixed-use development coming to the NoDa neighborhood.

The Pass, located at 530 E. Sugar Creek Rd. and 4100 and 4212 Raleigh St., is a 12-acre development with creative and retail businesses, along with upscale multifamily units.

Soul Gastrolounge will soon be reopening in a new space there after temporarily closing its doors, CharlotteFive previously reported.

Now, two entertainment concepts are joining the list of tenants in the new space alongside the local restaurant: Borderline Bar & Billiards and PINE, an events venue.

Borderline Bar & Billiards is a new concept designed as a “comfortable neighborhood bar” with social games and drinks. Owner Greg Guillorn, who is also behind The Degenerate, says he’s dreamed of opening a bar reminiscent of his youth playing pool, so you can expect pool tables, dart boards, cornhole and a fire pit, along with a full bar, curated cocktails and craft beer.

“There are other great neighborhoods but NoDa in particular is fun, diverse, and full of interesting things to do, so when searching for a location for Borderline, The Pass felt like a great fit,” Guillorn said. “I hope to create a space that brings people together for some friendly competition, great drinks, and good times.”

PINE, part of the 828 Venue Management Company, will be the brand’s first venue space in North Carolina. The 12,000-square-foot restored warehouse, which can accommodate 320 guests, can be used for weddings, corporate events, social celebrations and more.

Next steps for The Pass

Developers for The Pass said that construction is complete for the project’s first phase, called Pass 41, comprising walkable retail, entertainment and office space, plus local art murals and outdoor gathering spaces.

“We are carefully building a new district in NoDa that will be home to a community of entrepreneurs, artists and many others who feel inspired by being here,” said Hank Farmer, co-founder of Third & Urban.

“The character of the original buildings, mixed with the new construction, the infusion of local art, and the direct connectivity to trails, greenspace and transit makes this place special. We look forward to welcoming the public to The Pass over the course of the next year.”

The first retail tenants are expected to open in spring 2024, and first residents are expected to move in during summer 2025.
