New model homes, estate-sized homesites and more await in western Shawnee

Bristol Highlands continues to expand in a picturesque corner of western Johnson County. In addition to the maintenance-provided luxury villa homes available in Lenexa’s Bristol Highlands South, prospective buyers can now choose from an enticing selection of spacious single-family homes in Bristol Highlands North, which offers a Shawnee address.

A stellar line-up of local home builders has new model homes underway in the two neighborhoods of Bristol Highlands North. In the Manors, prices range from the low $700,000s to the mid-$900,000s. A new sales office, which showcases the Timberland Expanded floor plan from New Mark Homes, will open in early July at 8003 Brockway St. That same floor plan is available for $746,000 at 8004 Brockway St. and offers a September move-in date.

The Manors’ model row also features an Archer 1.5 floor plan by Rob Washam Homes, which received a Pick of the Parade Silver Award in the recent Spring Parade of Homes. A model home is open to tour at 8007 Brockway St. A second home in this floor plan is for sale at 8008 Brockway St., priced at $775,000 with an October move-in date.

The Beechwood Reverse, built by Chris George Custom Homes, will soon be available to tour as a model home at 8011 Brockway St. Prospective buyers can choose from two Beechwood Reverse floor plans that are under construction at 22003 W. 80th Terrace ($844,500) and 22007 W. 80th Terrace (low $800,000s). What’s more: each of these homes can be customized into modern or traditional designs, with move-in dates available later this summer.

Bristol Highlands North also includes the Estates, a neighborhood highlighted by larger homesites, and homes priced from the low $900,000s. The stately homes envisioned for the Estates immediately caught the eye of prospective buyers, resulting in a contract for a custom-built home the first day the neighborhood opened.

“That homeowner moves in this summer and will soon be joined by several neighbors,” said Karen Campbell, who markets Bristol Highlands with Brandi Jones for Weichert, Realtors Welch & Company.

Explore the Estates’ eye-catching model row, which includes a Del Mar Reverse by J.S. Robinson Fine Homes. Tour the model at 8001 Millridge St. and see why the home won two awards during the Spring Parade of Homes: 2nd place for Distinctive Plan & Design and Silver Winner, Pick of the Parade. This floor plan is also for sale at 21611 W. 80th Terrace, priced at $1,165,950 and ready for move-in before October.

Additional model homes are underway from both J.S. Robinson Fine Homes and Don Julian Builders, who also serve as co-developers for Bristol Highlands. Four new models will be open to tour during the Fall Parade of Homes, Sept. 23–Oct. 8, 2023.

A select number of homesites in Bristol Highlands North are also earmarked for prospective buyers to work with an outside builder, pending developer approval. For details about availability, please contact community managers Brandi Jones and Karen Campbell.

As you explore Bristol Highlands, you’ll notice a resort-style amenities complex beginning to take shape. With an anticipated opening of summer 2025, community amenities will include a resort-style swimming pool with zero-entry, sports courts, cabanas, a playground, and ample green space. Bristol Highlands South homeowners can now opt in for yearly access to the swimming pool.

Residents also enjoy easy access to a wealth of recreation, shopping, and dining, thanks to a prime western Shawnee location that’s less than 10 minutes to the Lenexa City Center, a bustling haven of recreation, dining, shopping and more. Shawnee Mission Park is also nearby, as is another favorite hiking destination: Black Hoof Park. A new Bristol Highlands entrance opens soon at Monticello and 80th Street, part of the City of Shawnee’s ongoing improvement plan to connect Monticello to Woodland Road.

Sports enthusiasts have plenty of options, too, from nearby baseball fields and sports complexes to Canyon Farms Golf Club and its on-premises restaurant, Silo Modern Farmhouse, a favorite destination for foodies throughout the Kansas City metro area.

Families living in Bristol Highlands are served by the DeSoto School District. And with access to several major highways almost at your doorstep, you can easily navigate throughout the metro area. One example: Jones timed a trip from Bristol Highlands to the Country Club Plaza for a prospective buyer and made the trip in less than 30 minutes.
